“For homebuyers looking for a good starter home near downtown Lansing, Michigan, Greencroft Park is a great place to begin your search,” says Richard Child, a Realtor with NextHome Reality who writes about Lansing's historic homes on his blog. “It’s a friendly area as many of the homes have large front porches and your neighbors will greet you when they walk by.” These cozy homes and a few memorable eateries sit within Lansing's southside, just outside dense natural areas to the east. Homeowners here share space with the neighborhood’s namesake park, as well as small medical facilities and warehouses. Washington Avenue takes residents north into the downtown Lansing area and to Interstate 496.

A well-connected Lansing neighborhood
“Greencroft is conveniently located minutes from downtown Lansing, Washington Park and Interstate 496, plus medical and shopping amenities on Cedar Street,” says Child. “East Lansing and Michigan State University are easily accessible from I-496.” This portion of the city is about 5.5 miles away, while Washington Avenue and Interstate 96 take locals past several manufacturing and distributor warehouses into downtown Lansing in 2 to 3 miles. Folks getting to McLaren Greater Lansing Hospital make a 3.5 mile commute on Mount Hope Avenue or take a CATA Capital City Crosstown bus from their corner stop. For longer journeys, locals head throught downtown for 7 miles to Capital Region International Airport.

From Cedar Street to Washington Square
Cedar Street’s community mainstay, Fleetwood Diner, offers a classic experience complete with a black-and-white tile interior and a menu filled with familiar favorites like milkshakes, burgers and hash browns. A few doors down is Don Pancho Market, a family-owned destination with imported Mexican grocery items and homemade tamales. Cedar Street may bring some commercial convenience to the residential neighborhood, but Greencroft residents head north for downtown Lansing museums and eateries or for East Lansing college town hits. They head past the industrial buildings along South Washington Avenue to watch it transform into the downtown eating and window-shopping Washington Square.

Greencroft Park’s namesake hill and beyond

Well-crafted classic homes in Greencroft Park
While homes in the area tend to be smaller than those in other Lansing neighborhoods, they are “very well-built, dating from around 1900 to 1950,” says Child. “Many have the original plaster walls, which are fireproof, termite-proof and great insulators of heat, cold and sound.” Classically cozy Craftsman bungalows, typically around 1,000 square feet in size, sit next to elegant Cape Cods and American Foursquares with welcoming front porches. Many homes in the community have basements or front sunrooms, increasing the square footage with both storage and living space. Some homes border the shady hill at Greencroft Park’s center, but all homes are fronted by lived-in sidewalks with mature foliage and power lines crossing overhead. Prices range from under $100,000 to $180,000.

Lyons Elementary School is just outside of the neighborhood and offers students a supportive environment, from the classroom to the Feeling Good Mileage Club.
