This collection of South Lansing subdivisions and tree-lined boulevards are tied together by nearby parks, local schools, an active neighborhood organization and a signature South Lansing strength of spirit in the face of adversity. “It was a very thriving pocket back in the ‘80s and ‘90s,” says Brian Ozbun, a Realtor with Bellabay Realty, LLC who grew up in Lansing. “South Lansing was built around industry, but the manufacturers’ leaving caused a ripple effect.” While shifts of automotive workers no longer head to bustling factories in the community, Lansing-Eaton continues to come together to build a better future.

Getting around the greater Lansing area

Drivers head north to Interstate 496 to reach downtown Michigan’s Capital Complex in 4.5 miles, or to continue to Michigan State University facilities in East Lansing just under 9 miles away. Capital Area Transportation Authority (CATA) buses also run regularly from stops on Waverly Road, Moores River Drive and Holmes Road; bus route 2 goes straight through our neighborhood and routes 9 and 11 are within walking distance. Folks may commute across Grand River and Old Lansing Road to manufacturing and industrial warehouses in southwest Lansing, or east to McLaren Greater Lansing Hospital. For longer journeys, they head 7 miles north to Capital Region International Airport.

Supporting small businesses near Lansing-Eaton

Waverly Road takes residents to the Capitol Complex in the heart of Lansing and weaves together residential and commercial locations, with homes alongside corner stores and local eateries. Five community parks dot the neighborhood and line the river, providing wooded walking trails, scenic views and green spaces for community events. Theo Fulton Park greets visitors with a playground and paved pathway right to an overlook that’s a popular spot for fishing and sunset views. Joggers, cyclists and nature lovers head to Fine Park for secluded moments along more than 5 miles of wooded trails that also meander Fulton Park and beyond to Hunters Ridge Park. Generational homes and new developments in Lansing-Eaton

Lansing-Eaton's natural areas extend their leafy branches over the residential areas, which are lined with clean sidewalks for easy walkability. Some cul-de-sacs back up to neighborhood parks, and many homes include garage or shed space. Lansing-Eaton communities like Glenburne primarily offer bi-levels, ranch-style houses and colonial-style homes built in the 1960s and 1970s, with prices ranging from $115,000 to $215,000. “You’ll find a lot of starter homes right down the street from some million-dollar-plus communities by the country club on Moores River Drive,” Ozbun says. Town houses and condos off Hunters Ridge Drive range from $65,000 to $85,000 for ownership and round out the blend of housing options available just down the street from the Grand River.

Attending schools near Lansing-Eaton

Students at Averill New Tech Elementary School receive project-based instruction as well as community circles and mindful moments throughout the day to support social-emotional health. This school earns a B-minus from Niche, while Attwood School earns a C-minus. Kids head to J.W. Sexton High School—which Niche rates a C-plus—for seventh through 12th grade. Established in 1943, the school is well-known for its Art Deco architectural influences, active International Thespian Society chapter and rivalry with Everett High School. Meanwhile, Woodcreek Montessori features combined classes, child-centered learning and other classic Montessori approaches.

Since its establishment in 1992, the Lansing-Eaton Neighborhood Organization has been hosting yard sales, clean-ups, holiday get-togethers, and family picnics in Theo Fulton Park to help the community feel at home and connected to their neighbors.
