Ranch-style homes are prominent in the subdivision for which the neighborhood is named. Its collection of homes also includes midcentury-moderns and contemporary designs. Driveways and attached garages are standard. Sidewalks provide a walkable setting enhanced by palm trees and other native greenery. Many backyards feature in-ground pools. Prices range from the high $400,000s to $800,000-plus. Embassy Mobile Home Park and Holiday Ranch offer a more affordable alternative in 55-plus communities with swimming pools, athletic courts and social clubs. On the other end of the spectrum, there are a handful of seven-figure estate homes nestled between the subdivision and a small lake. That type of variety is common in Largo, Brockwell says. “You could have a million-dollar home next to a mobile home park. It’s a really eclectic, interesting city.” The neighborhood’s median sales price is about $425,000, and its location is additionally appealing from a weather standpoint. Largo’s barrier islands and coastal communities are still recovering from last year’s back-to-back hurricanes. Brookside, however, is about 8 miles from the coast. “You’re not that far from the beach, but it’s high and dry, so there’s no issue with flooding,” says Brockwell, who is still waiting on her own home near the beach to be rebuilt after Helene and Milton swept through. “Every time a storm comes through, we build a little better and improve the homes in the area,” she adds. “We’ll be fine, but right now it’s tough.”Grocers, retail stores and services are all nearby
The Publix-anchored Tri-City Plaza is located at the intersection of U.S. Highway 19 and East Bay Drive in the neighborhood’s southeast corner. In addition to stocking up on groceries and other essentials, residents can shop for clothes, enjoy a meal and even do their banking there. Northeast Park & Paw Place is a neighborhood green space for residents and their best friends. Largo Datsko Park, which offers an array of traditional amenities, and the Belcher Soccer Complex are within 2 miles. Eagle Lake Park is a waterfront destination about 3 miles away that offers relaxing recreation on more than 160 acres of protected Pinellas County land. Golfers can join the nearby Cove Cay Golf Club. The white-sand beaches for which the Gulf Coast is known are easily accessible from the neighborhood. The barrier islands of Belleair Beach and Indian Rocks Beach are a short drive away. “It’s probably about a 15-minute drive west to the water,” Brockwell says. Students can attend a trio of above-average Pinellas County schools. Frontier Elementary and Oak Grove Middle schools are rated B-minus by Niche, and Largo High School is rated A-minus. The high school features the International Baccalaureate and Exploring Careers & Education in Leadership magnet programs. “It’s a really good area to get to the beaches, to the city, the airports,” Brockwell says. “It’s a great location from that perspective.” U.S. 19 connects residents to Clearwater and St. Petersburg. St. Pete Clearwater International is about 3 miles away. Interstate 275 is about 7 miles away, and it leads directly across the bay to Tampa International Airport. Downtown Tampa is about a 20-mile drive. Closer to home residents can catch the bus along several nearby roads for trips to local points of interest, including HCA Florida Largo about 4 miles away.
