Many of East Bay Country Club’s condos were built over a couple of decades — the oldest is over 20 years old, but the youngest is only three. “As each building has finished and sold, the next one has gotten the latest materials; they’ve kept up with the times,” Iles says, adding that this means people “can buy something that’s 20 years old and original, in great condition, or they can get something that’s three years old and state-of-the-art.” Iles says Country Club and Golf Lake are among the area’s most sought-after condos because of their locations and the quality with which they were built, the latter of which has spared them from the costs that many condos are incurring because of updated safety regulations. Iles, who was a civil and structural engineer before becoming a Realtor, attributes these qualities to developer Melinda Hall. “She dealt with every element involved — the city, the county and state for design approvals and permitting, with the contractors, the subcontractors, the buyers and residents, the HOAs. You name it, she did it, and she did a fabulous job for a thousand-plus condos in central and west Pinellas from the 90s until now,” he says, adding that she didn’t have a big corporation to back her — she just made it happen. Condos in these two communities typically cost between $280,000 and $650,000. Each building has its own homeowners association and there’s a master HOA for the entire community, but Iles says fees range between $500 and $600 a month. Fees go toward building maintenance, shared amenities like the heated pool and services like trash, parking, WiFi and cable TV. East Bay Country Club’s other condos typically cost less than those in the Country Club and Golf Lake communities, ranging from about $100,000 to nearly $400,000. There are also a handful of single-family houses without views of the golf course at the neighborhood’s northern edge. There are not many of these homes, so they don't come up for sale very often. Hurricane season is a big part of life throughout Florida. East Bay Country Club’s condos sit on elevated land. Although high winds remain a concern, the Federal Emergency Management Agency doesn’t place the neighborhood in flood zones, and Iles says most of the area isn’t in an evacuation zone. “In fact, a lot of people that reside in that area on the boundaries or inside East Bay Golf Course, they have friends and family that come stay with them during storm warnings and hurricanes, people particularly from the beaches. They only have to come 3 or 4 miles, and they have a place that’s pretty much high and dry,” he says.Highly rated Pinellas County Schools
Niche gives Pinellas County Schools an A-minus and lists it as the best school district in the Tampa area. Children can attend Southern Oaks Elementary School, which has a B-plus and Largo Middle School, which has a B-minus. Many of East Bay Country Club’s condominiums have their own amenities, including clubhouses and heated pools. The East Bay Golf Course is open to everyone, making it a big draw for golfers. At the neighborhood’s edge, the 31-acre Largo Central Park Nature Preserve offers hiking trails that lead to a lookout tower, a butterfly garden and a lake with a kayak launch. A day trip to the waterfront is also easy, as it’s just 5 miles to Belleair Beach.Clubhouse events and fireworks shows
Each condominium hosts events in its clubhouse, though how often depends upon the community; some have weekly events, but others have more infrequent get-togethers. Iles says most of these events are open to the residents of nearby condominiums, and there’s a little friendly competition about which building is best. There’s also an annual Fourth of July fireworks show in Largo Central Park, which some residents don’t have to leave home to see. “More than fifty percent of the condos in Country Club have this west-facing view where they see fabulous firework displays from their balconies stretching from St. Pete Beach to Clearwater Beach,” he says.Short drives to restaurants and Largo Plaza
East Bay Country Club is mostly residential, but there are a few popular restaurants along its northern edge. Suzi’s Restaurant is the go-to breakfast spot and Thai Bay & Sushi Restaurant is a favorite for its panang curry. For groceries, there’s a Winn-Dixie about a mile away and a Publix about 2 miles away. Largo Plaza offers even more grocery stores, a large selection of big-box stores and restaurants as well as a movie theater less than 4 miles away.Major roads, hospitals and airports nearby
Residential streets make up most of East Bay Country Club, but East Bay Drive runs along its northern border, and it takes just a few minutes to reach Ulmerton Road and U.S. Route 19. HCA Florida Largo Hospital is about 3 miles away. St. Pete-Clearwater International Airport is about 6 miles away and Tampa International Airport is 20 miles away.
