Kings Manor is convenient to shopping and beaches

Kings Manor is a small collection of mobile home communities, including Kings Manor Estates and Ranch Mobile Park, and a few streets of single-family houses toward the eastern side of Largo. Each of these West Central Florida communities has its own amenities, and people often choose to live there for its affordability and convenience. “It’s near a lot of arteries — a lot of restaurants and malls, parks, things like that. You can get to things very quickly,” says Maryann Spearman, a real estate agent at Keller Williams Realty who has sold homes here for 15 years. “It’s probably 10 or 15 minutes from the beaches. You take Ulmerton Road right there.” Spearman says Largo is conveniently located and even calls it sleepy, as far as cities go, because people tend to vacation in Clearwater or St. Petersburg. “No one really knows about it, but it’s great,” Spearman says. “I’ve lived in Largo for like 32 years. I wouldn’t live in any other city except Largo.” Kings Manor reflects these qualities, but it also has a friendly, welcoming atmosphere. “You know your neighbors, everyone’s social,” Spearman says. “It’s a nice little tight-knit family atmosphere.” A few of the communities, including Ranch Mobile Park and Twin Palms, are designated for the 55-plus crowd.

Mobile home communities common in the area

Mobile homes make up the majority of Kings Manor, but there’s not a lot of data on prices here. Estimated values indicate that some mobile houses can cost over $100,000 — though plenty appear to sell for less than that. On the northern edge of Kings Manor, there’s a handful of ranch-style houses and new traditionals with Mediterranean influences. These houses don’t sell often either, but estimated values put between $400,000 and $550,000.

Highly rated Pinellas County schools

Niche gives Pinellas County Schools an A-minus. Children can attend Frontier Elementary School, which has a B-minus, and Morgan Fitzgerald Middle School, which has a B, before moving on to Pinellas Park High School. The high school also has a B and offers extracurriculars like mock trial, literary and photography clubs.

Local dining on Belcher Road and a short drive to major shopping

Belcher Square, a small shopping center on Belcher Road, offers a few local restaurants and shops. Sharks Bar & Grill has pool tables and occasional live music or trivia nights, while Tia Neni Fiesta Taqueria is known for its al pastor and has a small attached Mexican grocery store. Fresh produce is available at Belcher Farmers Market, and other shops in the shopping center include a thrift store and jewelry store.
Less than 2 miles away on East Bay Drive, there’s a collection of shopping centers with chain restaurants and stores, including Walmart, Publix and Petco. Largo Mall, sometimes called Largo Plaza, is the area’s biggest mall with over 70 shops and is less than 4 miles away. “Largo Mall is going through a bit of a change,” Spearman says, adding that old buildings are being torn down and rebuilt as new restaurants and shops come to the area. “So it’s getting a bit of a facelift.”

Community amenities and a short drive to dog park, Largo Central Park

Each of Kings Manor’s mobile home communities has its own amenities, but most have at least a pool, clubhouse and a few athletic spaces. About 2 miles away, Northeast Park & Paw Place has walking paths and a popular dog park with plenty of shade, water stations and agility equipment. There’s also a small playground, but the park is mostly used for dogs. Largo Central Park is just over 4 miles away and is popular for its inclusive playground, merry-go-round and a little train for kids.

Holiday lights and fireworks shows at nearby Largo Central Park

A few of Kings Manor’s communities, like Ranch Mobile Park, have clubs for corn hole, dance and shuffleboard. Residents often head to Largo Central Park for city events. The Holiday Lights & Carnival involves elaborate displays and rides, but the Fourth of July celebration is perhaps the area’s biggest event. It features local vendors, live music and fireworks. “People come from hours away,” Spearman says. “It’s a huge, huge fireworks show, and draws thousands and thousands of people."

Easy commutes to nearby cities, including Tampa

U.S. Highway 19 and 66th Street North edge Kings Manor, and it takes only a few minutes to reach Ulmerton Road and East Bay Drive. “Largo is centrally located in the county, so you can get to St. Petersburg 20 minutes away, you can get to Safety Harbor in 20 minutes,” Spearman says. “It’s a great pivoting point to access other cities that have a lot going on.” It takes about 30 minutes to reach Tampa, and a little less to reach Tampa International Airport. The St. Pete-Clearwater International Airport is closer, less than 5 miles from Kings Manor, a drive that takes about 10 minutes. HCA Florida Largo Hospital is also 5 miles away.

Potential damage from high winds during hurricanes, tornadoes

Kings Manor isn't in a flood zone, but hurricanes, severe storms and even the occasional tornado can bring high winds that can damage homes. The coast between Tampa Bay and Fort Myers is particularly prone to tornadoes.
