Sought-after community near downtown Larkspur and Highway 101
Within Marin County, Heather Gardens is a centrally located Larkspur neighborhood with sidewalks, saplings and leafy trees lining enclosed streets. “Heather Gardens has small, older homes, and as young families move in, they do lots of remodeling and expanding, so it’s considered a transitional area for Larkspur,” says Kris Klein, Marin County resident since 1989 and Coldwell Banker Realtor. The community is walkable and bike-friendly; it’s less than half a mile from downtown Larkspur, and residents can access the Larkspur Path directly from the neighborhood. Heather Gardens is considered desirable for its proximity to prestigious schools and upscale shopping malls. It’s just off Highway 101, providing straightforward commutes throughout the Bay Area. The city is constructing a new library in the neighborhood at the intersection of Rose Lane and Doherty Drive, which is slated to be completed in 2026.

Diverse housing stock with remodeled 1940s cottages
Heather Gardens is made up of about 200 homes and 700 residents. The neighborhood started with 1940s cottages with single-car attached garages, and many of those original cottages have been remodeled and expanded over the years. The residential architecture also includes Mediterranean-style homes and two-story New Traditional homes. Prices range from $1.7 million to $3.9 million, depending on square footage and the extent of renovations. “It’s gotten really expensive,” Klein says. “I sold a completely done, four-bedroom house there for $2 million in 2017, and a one-bedroom just down the street just sold for $2 million.” Condos range from $1.6 million to $1.9 million. The Terraces at Rose Lane is a 55-plus community of condos and cottages; its HOA fees cover insurance, common areas and maintenance.

Dining in Downtown Larkspur and shopping at the mall
Magnolia Avenue is lined with restaurants, making Downtown Larkspur a popular dining destination. At Left Bank Larkspur Brasserie, guests can enjoy French cuisine inside on white tablecloths, or they can opt to dine outside while watching pedestrians stroll down the sidewalk. Locals can also go to the small commercial center within Heather Gardens for Mexican food at Taqueria & Pupuseria El Torogoz and fast service at The Cheese Steak Shop. Shoppers can get groceries at Trader Joe’s and browse more retail options at the two large outdoor malls on either side of the 101. The Village at Corte Madera has lululemon and Nordstrom; Town Center Corte Madera has Crate & Barrel and REI.

Community gatherings on Magnolia Avenue and in Piper Park
The big screen at the Lark Theater downtown shows plays, ballets and independent films. For over a decade, Downtown Larkspur has invited locals to sip wine and browse vendors during the annual Wine Stroll along Magnolia Avenue. The Inaugural Countywide Battle of the Dad Bands kicks off in Piper Park in June 2025: this one-day, family-friendly concert features talent from across Marin County competing for a fan-voted prize.

Highly regarded Marin County schools
Students may attend Neil Cummins Elementary and Hall Middle, both rated A on Niche, before advancing to Redwood High, rated A-plus. Redwood High School is a three-time California Distinguished School award winner, outfitted with more than 80 classrooms on a campus that spans over 60 acres. Its illustrious alumni include comedic actor Robin Williams and California Governor Gavin Newsom. For an alternative curriculum with smaller class sizes, students can walk to Tamiscal High, rated A, and San Andreas High, rated B-plus.

Strolling down Larkspur Path
Heatherwood Park offers the neighborhood a small green space to walk dogs. The larger Piper Park has electric vehicle charging stations, a dog park and several outdoor athletic facilities, like a sand volleyball court. Cyclists and runners can access Larkspur Path from the neighborhood, a paved loop that covers about 2 miles in total. More than 100 miles of hiking and biking terrain surround Mount Tamalpais, which some residents can see from their homes. For over 50 years, members of the Mt. Tam Racquet Club have come to the facility’s indoor and outdoor tennis courts and pools to exercise.

Taking Highway 101 and nearby public transportation
Within Larkspur, residents can’t get much closer to Highway 101 than Heather Gardens. The commute to San Francisco is about 17 miles south down the 101: drivers emerge from Robin Williams Tunnel to a scenic view of the bay, city skyline and Golden Gate Bridge. San Francisco International Airport and Oakland International Airport are both about 30 miles from Heather Gardens, while MarinHealth Medical Center Emergency Room is less than 2 miles away.
Plenty of public transportation options are also nearby. Three miles away, individuals can hop on the Larkspur Ferry, which docks next to Oracle Park, making it a convenient way to get to a Giants game. The Larkspur train station is also 3 miles away, where the Sonoma-Marin Area Rail Transit (SMART) commuter rail heads north to Santa Rosa. Marin Transit buses take passengers around the region; stops include Redwood High School and downtown San Rafael.
