Buffalo blends a strong community and peaceful suburban living
Away from the bright city lights and hustle and bustle, the quiet Southwest Las Vegas neighborhood of Buffalo offers a small-town feel but access to plenty of amenities. This established suburb has built a reputation for helping its neighbors, supporting small businesses and taking pride in growing its quaint town. “What separates us is our neighbors and sense of community,” says Lianna Alvarez, Community Relations Manager for the Buffalo Coalition Neighborhood Association and Buffalo resident since 2013. “We have a lot of people who have lived here for a long time or moved back because they grew up here. There’s such a huge support system, and it’s what all neighborhoods should be today."
While residents are treated to a peaceful lifestyle with a strong community, Buffalo is only a short drive from The Vegas Strip, Downtown Vegas and endless outdoor excursions. “We love it because we can enjoy and use the Strip as we want, but we’re not right on top of it,” says Alvarez. “If you want to go hiking or rock climbing, you’re 15 minutes from Red Rock National Park; if you like the Strip, it’s 15 minutes the other direction, which is one of the best things.”
A home for every lifestyle and budget
Buffalo was developed in the 1960s, and with its eclectic mix of subdivisions appealing to all lifestyles and budgets, it’s no cookie-cutter neighborhood. “The properties are unique; we’re not a cluster of tract homes,” says Alvarez. “When the houses were developed, we were on the edge of town, and there wasn’t much of anything further west, so many of the lots are large on half acres, and some are up to 6 acres. They tend to be a minimum of 2,500 square feet, and because of the custom homes, you have more unique styles.” Most homes were built in the early 1960s and range from $240,000 to over $1 million. Buffalo is primarily made up of midcentury moderns, Spanish-style two-story homes and spacious six- and seven-bedroom homes with over 3,000 square feet of Southwestern flair. Prices range from the mid $300,000s for a 1,200-square-foot, Southwestern-style home in the Harmony subdivision to the mid $500,000s for a four-bedroom midcentury home in Artesian Heights. Buffalo also offers condos in the gated Mission Ridge Village subdivision starting at $133,00 for a two-bedroom, two-bath with access to a community pool and fitness room. A two-bedroom home in the gated 55-plus community, Promenade at the Meadows, sells for $430,000 for 1,800 square feet of living space, plus shared amenities like a pool and exercise room. The tree-lined streets give way to beautifully desert-landscaped lawns, multi-car garages and glistening pools. “It’s very walkable,” says Alvarez. “People walk their dogs every day and can walk to the community park or All-American Park, which is not in our boundary but just north of us.”

Small businesses abound in Buffalo
Fuel up in the morning at Desert Wind Coffee Roasters, a cozy spot serving up small-batch locally roasted brews. Paymon’s Fresh Kitchen sells gyro platters and other Mediterranean favorites, and for an upscale meal, head to Limoncello Fresh Italian Kitchen or creative sushi dishes at Sen of Japan, with Chef Nakano Hiromi at the helm, the former head chef of the iconic NOBU at the Hard Rock Hotel & Casino.
Sahara Pavilion North, anchored by grocer El Super, provides a variety of shopping and dining options, including T.J. Maxx, Ross Dress for Less, Goodwill and Fantastic Indoor Swap Meet Las Vegas. A long-established flea market, the venue lives up to its name with goods and collectibles stuffed from floor to ceiling. For a $1 entry fee, you can scour the aisles for the perfect throw rug or unique piece of jewelry. While there, stop by Mai’s Deli for a Philly cheesesteak and bring some quarters for the pinball machines. Or head to Walmart Supercenter at Westland Fair Shopping Center for one-stop shopping. For a night out, hit Arizona Charlie’s Decatur at Charleston Heights Shopping Center, a relaxed casino and hotel with bingo, slots and table games. The venue won Best of Las Vegas in 2023 for its bingo, breakfast and late-night eats in the Las Vegas Review-Journal’s annual roundup.

Pocket parks, natural preserves and museums
Gary Dexter Park, walkable from some homes in the western part of the neighborhood, is the only park in Buffalo but is a beloved local spot. Shoot hoops well into the night, challenge neighbors to a tennis match or kick the soccer ball around on its open multi-use fields. Residents can also hop over to the Meadows neighborhood for more outdoor fun. In Meadows, picnic in the vast open space or hit the ballfields at Craigin-Hinson and at the circular Essex/West Charleston Park; let the kids play in the splash pad, play volleyball or stroll around the paths with the pup. And for outdoor enthusiasts who want to immerse themselves in nature even more, the Springs Preserve is only a 2-mile drive. The 180-acre oasis provides scenic views with paved trails, wildlife and exotic exhibits for an escape into nature without leaving the area. At the botanical garden, meet desert dwellers like lizards and scorpions in the animal habitat, and in the spring and fall, enjoy free-floating winged beauties in the butterfly habitat. Here, residents will also find the Nevada State Museum, which tells the stories of Las Vegas’ earliest settlers. The preserve’s playground entices curious kids with giant replicas of wildlife, including a wooly mammoth buried in the sand.
The Springs Preserve is only a few blocks away from Buffalo, allowing locals some serenity.

A community united by a neighborhood coalition
Alvarez says the neighborhood association is the heart of Buffalo. Starting as a neighborhood watch group in 2017, it developed into the Buffalo Coalition Neighborhood Association one year later with a board and over 170 members. “The neighborhood formed together and decided that rather than being an individual voice, they wanted to form a coalition, and now the city recognizes us as an individual entity.”
A united community, the association has received grants from the City of Las Vegas to keep growing its mission of connecting residents and beautifying their neighborhood, from a mural of their logo by a local artist to safety initiatives at the local elementary school, to buffalo sculptures sprinkled through town and activities. “We regularly have 10 to 20 actively working on events,” says Alvarez. “It’s very open and inviting. Anytime we have someone new move in, we send them a welcome packet and invite them to our weekly coffee meeting. Our annual block party had over 100 people last year, and we also do ice cream socials, neighborhood watch meetings and art fairs.”

Central to the Vegas Strip, the airport and the great outdoors
Route 159 (West Charleston Boulevard) runs right through the neighborhood, and Routes 95 and Interstate 15 are also nearby, providing convenient access to the rest of the area. The Strip is only 7 miles away, and Harry Reid International Airport is an 8-mile drive. Downtown Las Vegas in 6 miles.
Excellent extracurriculars in Buffalo schools
Clark County School District serves the area, and local students attend Red Rock Elementary, Hyde Park Middle School in the neighboring Meadows community and Bonanza High School in Canyon Gate. The elementary school holds a C-minus Niche ranking, and the middle school has a B-plus. Red Rock provides regular STEM/Literacy Nights and ice cream socials. Earning a C on Niche, Bonanza High offers cross-country and soccer teams, an art club and an advanced placement academy.
