In the northwest corner of the Las Vegas Valley, North Cheyenne is conveniently tucked between Interstates 95 and 215. Homebuyers are attracted to the neighborhood's central location, easy access to downtown Las Vegas and variety of homes that include a gated community. "The lots are much larger here, and you have a lot more space. You're not right on top of your neighbors," says Realtor Ken Blumberg of eXp Realty. Blumberg has sold homes across the area for just over 11 years. "Plus, you're right next to 95 and the Beltway, which is a major draw."

Home to the expansive Los Prados community

Los Prados, a master-planned community with more than 1,300 houses surrounding a golf course, takes up about a quarter of the neighborhood. Residences in its 21 villages feature scenic views and two to four-bedroom floor plans up to 3,300 square feet. Houses have attached garages and are close to walking and biking trails. Four villages are exclusive to residents in the 55-plus age group. Los Prados was developed between 1986 and 2001. Homes have Mediterranean stucco exteriors and tile roofs with landscaped yards. Outside of Los Prados, buyers can choose from single-family homes and townhouses, many in homeowners’ associations. Throughout North Cheyenne are additional two to three-bedroom, one-story homes with pools and landscaped yards, and four to five-bedroom, two-story homes with no HOAs. A few estates are priced over a million dollars, but housing prices mostly fall between $300,000 and $700,000.

Golf, koi ponds and walks at Estelle Neal

At the center of the Los Prados community is an 18-hole, par-70 executive golf course accessible to community residents. Homeowners also enjoy a koi-filled pond, clubhouse, pools, tennis courts and a restaurant. There are a few parks outside of Los Prados, still in North Cheyenne, like Estelle Neal Park. Families enjoy Estelle Neal’s playground, paved walking path and picnic areas. Or they can head to Polly Gonzalez Memorial Park. Students attend schools with a robust list of extracurriculars

Students in North Cheyenne attend various schools in the Clark County School District, which earned an overall B on Niche. A typical school pipeline begins with Ernest J. May Elementary School, which has a C-plus on Niche and a student-to-teacher ratio of 20-to-1. Students advance to Theron L. Swainston Middle School. Niche gave the middle school an overall C on Niche. Students head to Shadow Ridge High School to earn their diplomas. Students can join various clubs, like the Forensic Science Club, Art Club and Swing Dance Club. The high school earned a B on Niche.

Hopping on the RTC

"It's a great area to get out of the city but still be close to the action," Blumberg says. The Regional Transportation Commission of Southern Nevada, commonly known as the RTC, serves the community. There are many bus stops along West Ann Road and Decatur Boulevard. The heart of Las Vegas is about 10 miles from North Cheyenne, and locals often hop on Interstate 95 when headed into the city. The North Las Vegas Airport is just over 4 miles outside the neighborhood when locals need to catch a flight. Several hospitals are nearby; one of the closest is Centennial Hills Hospital, 6 miles away.

North Cheyenne is home to Decatur 215, a popular commercial area where residents shop or dine. The shopping center includes big box favorites like Target, Ross and Ulta Beauty. And if locals need to grab groceries, there’s a WinCo Foods or the Sprouts Farmers Market across the street. North Decatur Boulevard has a long list of fast-food spots like El Pollo Loco, Del Taco and Burger King, but locals have many nearby sit-down restaurant options.
