With 46 acres of tree-lined walkways that connect properties with local amenities, Peccole Ranch is one of the greenest neighborhoods west of Las Vegas. “The most unique quality is the trails. There are miles of walking and biking paths throughout the parks and neighborhood,” says David Gavri with Realty One Group, who has lived in Peccole Ranch since 2018. Outside of the Las Vegas Valley, Peccole Ranch is surrounded by similar neighborhoods, such as Summerlin and The Lakes, but it offers residents similar private-community perks on a smaller scale. “The community is pretty close. We have a park and tennis courts that are popular for socializing and a clubhouse that is a common spot for private parties,” Gavri says. The variety of home sizes and prices, local recreation and amenities, shopping nearby and easy access to the 215 freeway, make Peccole Ranch a sought-after home base west of Vegas.

Getting outside in Peccole Ranch

Peccole Ranch features many recreation options. The community’s 284 acres of common areas include a park, a playground, bocce ball courts and a meandering 18-hole disc golf course. Picnic tables and grills make birthday parties or neighborhood get-togethers easy to pull together. Exercise stations throughout the paseos offer fitness buffs a gym alternative. Immensely walkable, Peccole Ranch has been recognized as one of the best places in Las Vegas for a leisurely stroll. Residents especially enjoy “Birdhouse Alley.” This section of the Peccole Ranch Trail is filled with a collection of whimsical birdhouses that attracts finches, sparrows and hummingbirds. Regional amenities are also nearby, such as golf courses at Canyon Gate Country Club and other parks.

Shopping in Summerlin and Peccole Ranch dining

Peccole Ranch is tucked between the major thoroughfares of Charleston Boulevard and Sahara Avenue, making shopping, dining and entertainment within easy reach. Locals can head to Village Square or Canyon Lakes Plaza for groceries and daily conveniences or catch the latest blockbuster at Regal Cinemas. Sprouts Farmers Market, Smith’s, Albertsons and Whole Foods Market are all within less than 1 mile of the neighborhood for groceries, and Target is also nearby. For retail, Canyon Pointe is about 2 miles away, with stores such as Lowe’s, and the Downtown Summerlin shopping mall is next door, featuring Nordstrom, Macy’s and the Las Vegas Ballpark stadium. Dining options are also abundant, including Yukga Korean Barbecue, serving up bulgogi combos. At Little Avalon Coastal Cafe, the boho-beach atmosphere accompanies acai bowls, avocado toast and smoothies. For dessert, residents can visit the local Burgundy Café and Bakery, owned by a French pastry chef, for Nutella crepes or blueberry lavender macarons. Customers must arrive early on the weekends for chocolate eclairs.

Peccole Ranch events and hitting The Strip

Peccole Ranch has a diverse array of activities within reach. For example, the community hosts movie nights and celebrations in the summertime for local families at the clubhouse. Although Las Vegas is primarily known for The Strip and its nightlife, and Peccole Ranch is only about 10 miles away, Gavri says, “Locals treat it like a special occasion, for a weekend getaway or a nice dinner.” But, residents who want to try their hand at a casino can visit Dotty’s Gaming & Spirits, which is located in Peccole Ranch.

Various housing options in Peccole Ranch

The 640-acre community features more than 3,000 primarily Mediterranean-style homes on wide, sidewalk-lined streets. Yards are meticulously landscaped and shaded with palms and other mature trees. Multi-family complexes, single-family dwellings and million-dollar homes built between the 1990s and 2000s offer options for size and floor plans. Buyers can expect to pay in the low $300,000s for a two-bedroom condo and the low $500,000s to mid $600,000s for a three-bedroom, single-family home. Larger properties can climb past $700,000. Prices and lot sizes vary across the 22 subdivisions, 10 of which are gated for privacy. The Peccole Ranch population is about evenly split between renters and homeowners of both condos and single-family homes.

Public education in Peccole Ranch

Students in prekindergarten through Grade 12 have their choice of nearby Clark County schools. Children can begin their education at D’Vorre & Hal Ober Elementary, which scores a B on Niche. Walter Johnson Junior High also earns a B and offers an IB program. Students at Bonanza High, rated C, may follow in the footsteps of famous alumni, including Colorado Rockies third baseman, Kris Bryant and Imagine Dragons singer-songwriter, Dan Reynolds. The school offers Advanced Placement (AP) courses, competitive athletics and a Junior ROTC program to prepare students for careers in the military.

Public transportation is a popular way to get around Las Vegas, and Peccole Ranch has RTC Southern Nevada bus stops nearby on Sahara Avenue. Health care is available within 3 miles at Summerlin Hospital Medical Center via the 120 and 218 lines. Gavri says, “You can live in Vegas without a car if you have to, but it’s easier to drive, and most people do.” For air travel, the Harry Reid International Airport is about 13 miles away and features over 1,200 slot machines.

The people I've met here are some of the nicest, most genuine people I've ever met. Quick story: We drove here from Minnesota, and the night we got here my mom and I went to the grocery store to get a few groceries that I was craving because I had been living off fast food for the last three days. When we got in line, the lady in front of me was struggling to get some stuff out of the bottom of her cart and onto the conveyer belt, so I helped her out. When it was our turn to pay for our stuff, not only did that lady offer to pay for our groceries, but she gave me $20 to go shopping and explore the area with. She told us she can spot a new person in the area easily because it's like a melting pot here, and everyone has been new at some point. I hadn't even lived here for an hour and was already given the hope I needed to try this new adventure. So, that's what the people are like here. Absolutely amazing.

I love my location and the availability of different types of places around me. I could easily walk to the grocery store or the library within ten to fifteen minutes. The community hosts monthly events that allow residents to interact with each other such as movie night or garage sales. Overall, it is a very safe community with a wide range of shops and people around.

I love the location!! I very very much dislike the HOA's. Overall I would say it's been great , the green space and parks are extremely nice!! I have found that people in my subdivision to be a little rude though. We are not use to this kind of coldness, this is our 3rd house and the other two homes we have been lucking with amazing people around us.

Peccole Ranch HOA board are criminals. I have been stalked and harassed by the HOA for years and continue to be harassed after I moved form the area. My neighbor have sold there houses just to get away from the HOA Beware
