Rancho Viejo is close to many shopping and dining options

Rancho Viejo is a condominium complex in the vast Las Vegas suburb of Spring Valley. The Rancho Viejo area has dense communities of Southwestern homes, condos and townhouses around several shopping centers. Businesses here include chain stores and diverse restaurants serving anything from Asian and Hispanic cuisines to European and Mediterranean fare. “The thing that strikes me the most about the area is the food culture,” says Noah Bates, a Realtor with Rustic Properties. “There are new restaurants opening and closing at higher rates than any other place in the city.” Flamingo Road passes through the area, putting many within a few miles of destinations like Summerlin, Chinatown Vegas and the famous Las Vegas Strip. “So you have shopping options on either end,” Bates says. “You have really good access to everything.”

Spanish Revivals, condos and townhouses make up the housing

Many single-family homes are Spanish Revival style and less than a few feet apart with multicar garages, small gravel yards, tiled roofing and stucco siding. The homes line wide roads with sidewalks, and some use the spacious streets to go on walks and play basketball. Costs may go from $370,000 for a 1,500-square-foot home to $690,000 for a 2,200-square-foot one with a lawn. Homes about 3,000 square feet or more mainly run between $730,000 and $1 million. Size also affects townhouse costs, which range from $260,000 to $620,000. Condos can sell from $150,000 for a roughly 600-square-foot unit to $490,000 for a luxury one more than twice the size. About half of the community rents.

Restaurants offer Asian and other international cuisines

The area has a high concentration of Asian restaurants, offering options like Chinese, Korean, Japanese, Laotian and Indian cuisines. Sushi Koma’s menu includes rolls, nigiri topped with tuna and salmon and deep-fried seafood. “You can pick any one of a dozen sushi places in Spring Valley, and it’s probably the best place in the city to go for sushi,” Bates says. Zaytoon is a Mediterranean restaurant serving typical fare like kabobs, falafel and hummus. The restaurant has a market selling Middle Eastern and other international products. What’s Crepe makes the popular French snack and other desserts like Nutella- and banana-topped waffles. Smith’s and Albertsons are available for groceries, while the Grand Canyon Parkway center outside the neighborhood has chains like Target and Kohl’s.

Students may attend several different Clark County schools

Clark County School District offers open enrollment, allowing students to attend schools outside their zone. The middle of the Rancho Viejo area is zoned for Patricia A. Bendorf Elementary and Clifford J. Lawrence Junior High, both of which get a B-minus from Niche. Students here may then attend Spring Valley High, which gets a B-plus. Other areas are covered by Keith & Karen Hayes Elementary and Victoria Fertitta Middle, both of which receive a B. Some may attend C-plus-rated Frank Kim Elementary and Durango High School, which gets a B-minus. Durango High’s athletics include a baseball team that won back-to-back state titles in 2024 and 2025.

Residents are close to skating facilities, dog parks and pools

Whether it’s to go for a jog, let their dogs out or play sports, residents are close to a few parks and recreational facilities. Amenities at the 240-acre Desert Breeze Park include several baseball fields, skating ramps, a roller hockey rink and a playground with shaded equipment. On hot days, many can spend time at the Desert Breeze Aquatic Facility, which has indoor and outdoor pools and twisting slides. Pets are welcome here during September’s Dog Daze. Dogs usually splash around in shallow areas or dive into the water to retrieve tennis balls. Spring Valley Community Park has some winding trails and another designated dog area. The private Spanish Trail Country Club offers a 27-hole, pine tree-lined course, while ice skaters may go to the Las Vegas Ice Center.

Desert Breeze Park is the place for celebrations

Many come to Desert Breeze Park in March for the Tacos and Tamales Festival. Attendees may get on carnival rides when not eating or drinking beer and tequila.

Flamingo Road is a major Las Vegas area thoroughfare

Rancho Viejo is located along the 215 Beltway, which offers a quick route to several communities in the greater Las Vegas area. Commuters who don’t drive can access several RTC Transit bus stops. Residents who drive can get on Flamingo Road, which goes to destinations like the Las Vegas Strip, 5 miles east. The neighborhood is less than 10 miles west of the Harry Reid International Airport. Just south of the neighborhood, the Spring Valley Hospital Medical Center provides acute care at its 366-bed facility.
