Developed in the late 1990s and still growing, South Summerlin is part of the largest master-planned community in the Las Vegas area.
The community has several HOA-controlled developments that offer various housing options. There are primarily developments with bungalows and traditionals designed with stucco or adobe-style walls, barrel tile roofs and stone accents. Some communities provide condos and townhouses, while others offer new construction. There are also several luxury gated communities with multimillion-dollar estates. Lawns are often well-manicured with cacti, shrubbery and gravel, which is much easier to maintain in the arid desert climate. Many homes have solar panels for energy efficiency and a backyard pool to keep cool. Home prices depend on the type of community buyers choose, with townhouses and condos costing between $250,000 to $350,000 and ranches and bungalows ranging from $450,000 to $900,000. For a gated estate, expect to spend anywhere from $1 million to $20 million, depending on the community.
Families seeking to send their children to public school will send their children to the Clark County School District. D'vorre and Hal Ober Elementary School has an overall B grade on Niche. The school is known for having a house system to foster a positive and celebratory environment for students and staff. Students continue the four-house system at Victoria Fertitta Middle School, which also has an overall B on Niche. The school also has afterschool activities like Art Club, Chess Club and Anime Club. Palo Verde High School has an overall score of B-plus on Niche. The school offers a variety of career and technical education pathways like animation, marketing and web design.
This master-planned community ensured that residents would have plenty of outdoor green spaces. Many planned developments have their own park, but most are open to the public. Mesa Park has 19 acres of leafy lawns with a walking loop, a playground, tennis courts and ball fields that host local Little League games. At The Gardens Park, residents can utilize the playground, bocce ball court, roller hockey rink or have an event at the community center. Willows Park has a community center with a pool, a basketball court, athletic fields and picnic lawns surrounded by a walking loop. Hiking enthusiasts will enjoy being only 12 miles from the scenic trails and vistas of Spring Mountain State Park. Golf enthusiasts will love living close to clubs like Arroyo Golf Club or Siena Golf Club. For indoor recreation, the local YMCA branch is about 10 miles away.
There are a variety of shopping centers surrounding the neighborhood. On Flamingo Road are grocery stores like Albertson's and retailers like Target and Kohls. To the north, on West Charleston Boulevard, there are big box stores like Costco. Undoubtedly, the biggest draw for residents is Downtown Summerlin, a walkable outdoor shopping destination. There are department stores like Macy's, retail chains like Anthropologie and Madewell, a Regal Luxury theater and a Saturday farmers market. The area also has a lawn with a shaded picnic area, food trucks and live music. There are also plenty of restaurants here. Dine at chain restaurants like Maggiano's, locally owned favorites like gastropub Public School 702 or the health food spot True Food Kitchen. Adjacent to the urban center are the Las Vegas Ballpark and City National Arena, the practice facility of the Las Vegas Golden Knights. Red Rock Casino and Resort is just 2 miles away and is a go-to for casino games, pool days and fun weekend nights without traveling to the strip.
The Bruce Woodbury Beltway, also known as the 215 Beltway, borders the neighborhood's western edge. Residents will find limited public transportation, but via the 215, the Harry Reid International Airport is 15 miles away and Interstate 15 is 13 miles away. Southern Hills Hospital and Spring Valley Hospital are 7 miles away when medical necessities need treatment. To get to the Las Vegas strip, which is 12 miles away, residents use either the 215 or West Sahara Avenue. The strip's events, casinos, dining and entertainment are merely minutes away.
