Those who move to Summerlin might spot a celebrity setting up a shot on the 18th green or grabbing a pint of Ben & Jerry’s from the freezer at the local Albertsons. For more than three decades, Summerlin’s reputation as a high-end haven has attracted homebuyers from diverse backgrounds, including famous actors and world-renowned athletes. This master-planned community is situated on the western rim of the Las Vegas Valley just 10 miles from downtown Las Vegas, and it's consistently ranked among the top 10 in the country in real estate sales. Since its founding in the early 1990s, Summerlin has flourished into a citylike community with neighborhood parks, shopping centers, business parks and more. “You can live, work and play in Summerlin,” says Realtor Kimberly McMahon of Real Broker LLC, who has more than 20 years of experience in the region.
Home styles range from townhomes to luxury golf course estates
Summerlin’s more than 20 neighborhoods and villages feature homes with a wide variety of floor plans and styles, ranging from townhomes to single-family homes, with a wide range of prices. Some luxury custom homes with views of the city and The Strip can also be found here, including five-bedroom homes on the world-famous Bear’s Best Las Vegas golf course. Most homes sit close together on traditional suburban streets, and many have driveways and backyard pools. Larger homes and custom builds are often on the southern and western edges of Summerlin, sometimes on golf courses or backing up to the hills.
Condos sell from around $300,000 to $2 million, depending on square footage and location. Single-family homes range from approximately $400,000 to over $3 million, depending on size, acreage and amenities. Homebuyers seeking a 55-and-older community have several options, with prices ranging from $400,000 to $850,000. Most Summerlin homes are part of an HOA, and homeowners will need to pay monthly or annual dues.

Outdoor fun includes zip lines, ball fields and hiking trails
The community offers dozens of parks, golf courses and sports fields. Fox Hill Park in Paseo Village features an expansive playground, walking paths, and a zip line. It’s also home to an elaborate climbing structure affectionately known as the Orange Beast that resembles a jungle gym mixed with a kiddie roller coaster. Arbors Tennis & Play Park features five tennis courts, alongside a basketball court, playground and picnic area. There’s also Willows Park & Pool, which offers a swimming pool, several tree-lined ball fields and a community center. Most community parks and resources are open to the public, but some, like the Willows Park pool, are only open to residents. Hiking, biking and camping are accessible at the nearby Spring Mountain Ranch State Park.

Summerlin is home to more than two dozen schools, including John W. Bonner Elementary School, Sig Rogich Middle School and Palo Verde High School, all of which hold B-plus ratings from Niche. Palo Verde High is recognized for its top-notch athletics, as many of its sports teams have earned regional titles and achieved success in state competitions. This success is bolstered by a student body that earned the “Best School Spirit” superlative from residents of Summerlin in 2022.

Downtown Summerlin offers dining, shopping and entertainment
Downtown Summerlin is the area’s hub for shopping, dining, nightlife and events. This 400-acre commercial and residential district is lined with dozens of restaurants, bars, shops and entertainment venues. Jing is a local favorite, featuring dark wood finishes and velvety purple chairs that create a cozy, intimate atmosphere where diners can enjoy a world-class wine selection alongside steak and seafood. Grocery stores include Trader Joe’s and Whole Foods. Residents can watch a Golden Knights ice hockey practice at City National Arena, catch the latest blockbuster at Red Rock Regal or stop by a Las Vegas Aviators game at Las Vegas Ballpark. “Summerlin has made it so you don’t have to leave the area,” McMahon says.

Weekly farmers market and annual holiday events
Downtown is also the spot for weekly and annual events. Locals gather at the Saturday farmers market for a wide selection of artisan goods, produce, cakes and flowers. Popular annual events include a Christmas lights maze and village at Las Vegas Ballpark, summer arts festivals on the downtown lawn and a local half-marathon.
Airport access and healthcare are within a short drive of the area
Summerlin is car-centric and is not typically walkable to shops and dining destinations. It’s about 5 miles from Interstate 11, a major Las Vegas commuter corridor. Those who prefer public transportation can catch the bus at stops along Charleston Boulevard and Pavilion Center Drive. Health care is conveniently located at Summerlin Hospital Medical Center. For air travel, Harry Reid International Airport is about 15 miles away.
