Las Vegas Boulevard, celebrated for its 4-mile destination neighborhood known as the Strip, is the first and only "nighttime scenic byway" in America recognized by the Federal Highway Administration. This central corridor, just south of the Las Vegas city limits, glows with neon loops and bulbs of all colors. People living on and around the Strip are immersed in high-energy, walkable city delights on the daily. From the highest observation wheel to The Sphere and beyond, it's a buffet for the senses — and a global attraction. "Find a bench and see the world," says Adi Mor, co-owner of The Mor Group, who's been in Las Vegas real estate with his business partner and wife, Cassie Mor, since 2001. "People come from all over the world to experience the Strip, which means when you live there, you get to see all kinds of characters from so many different cultures. There's a restaurant here, Mon Ami Gabi, with a great balcony for people watching, especially as the lights come on at dusk."
Considered a bit more elegant than living "off Strip" or "downtown," the Strip is a high-rise neighborhood where fancy shows, casinos and event crowds are commonplace. Most homes are in towers that include spas, sports courts and movie theaters, as well as concierge and driver services. "It's definitely a lifestyle choice," says Adi, "because everyone knows there's hustle and bustle and traffic, but they're looking for fun. Maybe you live there before kids or buy a condo for getaways or nights out. It’s not a quiet country club suburb. You're right in the middle of the action."
Fine dining at Yellowtail, family fun at Adventuredome
Just south of a city that calls itself the "Entertainment Capital of the World," there's no shortage of culinary and retail options. "It's an adult playground," says Cassie, broker with the Mor Group. "You have shows, gambling and amazing restaurants like Yellowtail at the Bellagio and the SW Steakhouse at the Wynn." Golden Steer Steakhouse, a Strip mainstay since 1958, features red leather booths named after celebs who've dined there, including the Rat Pack, Monroe and Elvis. When guests come in from out of town, it's fun to show them Gordon Ramsay's Hell's Kitchen or kick back with barbecue at House of Blues. Mothership Coffee landed in the area in 2012 and is now a local fave for lattes in creative flavors: crème brulee, bourbon vanilla and blueberry-coconut. Barbecue lovers head to House of Blues to dine with a side of live jazz. All the biggest brands are found at the Shops at Crystals and the Fashion Show Las Vegas mall.
Families can host birthday parties at Circus Circus, where the indoor theme park Adventuredome is filled with carnival games and circus acts. Kids can also feed a stingray at Shark Reef Aquarium. And, of course, locals do try their luck at casinos, including Westgate Las Vegas Resort and The Venetian. "You can also buy passes to dayclubs and pools along the Strip at luxury hotels. Most have cabanas for rent," Cassie adds. "At night, there are so many performances at The Sphere and Caesars to go see, or Cirque de Soleil at Wynn." Sports fans get their fill and then some. "In 2020, we got the biggest, baddest stadium, Allegiant, where the Raiders play," says Adi, "and we're about to build a huge new basketball arena." The NBA-ready arena will be part of a multi-billion-dollar resort on a 27-acre lot. "The city's also planning to demolish the Tropicana," adds Cassie, "to build a brand-new major-league baseball stadium with a hotel. They're bringing the Oakland As here."
Hike Red Rock Canyon 15 miles west
Even though the Strip is all a-buzz with dazzle and revelry, residents know where to find peace in nature. Less than 15 miles from the Strip, Red Rock Canyon is etched with miles of multiuse trails, accessible from a 13-mile scenic drive called the Red Rock Canyon loop. "There's also Springs Preserve maybe 5 minutes away," says Adi. "It's like an interactive exhibition of desert life, history and food. A lot of weddings are hosted there." A splash pad, train rides and the Nevada State Museum are all part of the Springs Preserve experience. Golfers can join the Las Vegas Country Club just northeast of the neighborhood at membership tiers from full to social. The club has hosted 19 PGA and LPGA Tour events and the Westgate Resorts Celebrity Classic.
Tower living with tons of luxury extras
"There are no single-family homes on the Strip," says Cassie. "Condos start from a small studio all the way up to a four-bedroom penthouse. And some towers are more prestigious, like Veer Towers and Waldorf Astoria." Condos in the Waldorf Astoria range from $1.3 million for a one-bedroom to $9 million for a three-bedroom, and HOA fees are around $2,700 monthly. One-bedroom condos in MGM Tower 1 range from $350,000 to $400,000, with a monthly HOA fee of around $1,600. "In a single-family home off the Strip, you might have a $200 HOA," says Adi, "but even the old Marie Antoinette here, next to Top Golf, that was built in the 1970s, is somewhere around $500 a month. If you pick a tower that's newer, you can expect that your HOA is paying for a gym and pool, and things like limo shuttle to the airport or even grocery shopping." This neighborhood isn't filled with Airbnb rentals, either. It's often such a high-price purchase, that Cassie explains, “Most people can't afford to buy these high-rises as rental properties. The cash flow isn’t there as much as off the strip because of the high HOA dues." Towers also have restrictions. If homeowners want to rent, management will want to review the applicant.
High-profile private schools, A-grade public Clark High
Public schools are within the Clark County School District, given a B on Niche. Kids starting at Paradise Elementary, which gets a C, head to William E. Orr Middle, which gets a C-minus. Older students move on to Ed W. Clark High, which earns an A-minus and ranks No. 4 in Niche Standout High Schools in Nevada. Clark is also known for its strong STEM curriculum and championship-winning Chess Club, which won the district championship for the fifth time in a row in 2023. Three prestigious private schools are within 10 to 15 miles of the Strip. "Mark Wahlberg's kids go to Bishop Gorman on the west side of town," says Adi. "It's known for a top-dog sports program." Private options also include Faith Lutheran for middle and high school years, or the Dr. Miriam and Sheldon G. Adelson School for prekindergarten through 12th grade. All three private schools earn an A or higher.
New crime reduction initiative
The Strip gets a crime CAP index of 8/10, which isn't unexpected for dense metropolitan centers. However, the Las Vegas Metropolitan Police are working with Clark County officials to increase crime prevention techniques, including banning criminals from "Order Out" corridors, which includes the Strip. The Las Vegas Convention and Visitors Bureau also has a new safety initiative in place to help fund pedestrian bridge patrols. "It's like any big city. Just don’t be naïve,” says Adi. "If you're leaving a bar late at night after drinks with a lot of money in your pocket, get a ride."
Walkable glitz, close to the 215, upcoming tunnel system
It’s sometimes easier to Uber around rather than drive. People do own cars here, especially for commuting outside the Strip, golfing, heading into nearby natural wonders or hopping on the 215 freeway. As of 2024, says Adi, "Elon Musk is working on a system of tunnels called the Las Vegas Loop so cars can travel underneath the Strip." The neighborhood's monorail travels nearly the length of the Strip, from MGM Grand Station to SAHARA Las Vegas Station. Locals are less than 3 miles from the Harry Reid International Airport.
Formula One racing in the neighborhood
"Last November," adds Adi, "we had our first Formula One car race, where they transformed the Strip into a racetrack and all the who's who came with million-dollar cars. It's the wealthiest of all races." With the Las Vegas Convention Center as its neighbor, locals also know to expect masses of attendees for events of all kinds, such as MAGIC Las Vegas fashion experience in February and August and the InfoComm audiovisual technology trade show in June.
