Low turnover in an affordable, safe North Lauderdale neighborhood
“Affordable, safe and convenient” is how Realtor Robert Olinick describes the Lauderdale Lakes neighborhood of Oriole Estates. Anchored by sturdy midcentury homes on tranquil streets, the neighborhood is also home to elementary, middle and high schools. And located 6 miles from the oceanfront and downtown Fort Lauderdale, residents here are never far from shopping, dining and recreational activities. “It’s a great neighborhood for families,” says Alicia Cox of Rubia Properties Global, a real estate agent who has sold property in South Florida for more than 10 years. “The turnover rate there is very low. People who buy end up staying for a long time, because they love the neighborhood."
Well-kept midcentury homes
Homes here have experienced quite a bit of updating since they were built in the ‘60s and ‘70s. Big yards, driveways and attached garages are standard. Many homes offer waterfront views of the canal that runs through the neighborhood. Prices typically range from $400,000 to almost $600,000. “It’s an attractive entry-level neighborhood,” says Olinick, of JC Realty Group Inc. Olinick, who has sold several homes in the neighborhood, says the houses are well-kept. “People drive through and they like what they see.” Flooding risk is minimal, but wind damage is a risk, especially during hurricane season. Insurance rates are likely to reflect that.
Oriole Estates features several recently updated homes throughout the neighborhood.
