Boulevard Forest offers an off-the-beaten-path atmosphere only 12 miles from the glitzy heart of Fort Lauderdale – tucked behind security-operated gates. “It has a secluded feel, and it’s really safe,” says local broker Brenda Aldana with Real Estate of Florida Broward County Inc. She’s sold homes across the region for nearly 15 years. “It’s gated, so the only people driving around are residents or visitors.” Residents spend a lot of time outside, getting to know one another. “It’s family-oriented,” Aldana says. “You often see people walking and kids playing.” Outside the gates are major retailers, restaurants and busy roadways. “It’s centrally located,” Aldana says. “You have close access to the Florida Turnpike, University Drive and Commercial Boulevard.”

Mediterranean-style homes with leafy front lawns
The deep, reddish browns of terra cotta shingles bring some uniformity to the gated subdivisions of Cypress Hollow and Forest Lake Estates. However, aside from the characteristic roofing of Mediterranean housing, each house in these subdivisions was custom-built in the 1990s. Homes here measure between 2,000 and 3,500 square feet and feature at least three bedrooms, and many sell between $550,000 and $800,000. Several residences offer views of the nearby small lake, bringing values between $800,000 and $1.2 million. Most lots here measure over 8,000 square feet and often feature a pool, screened-in lanai and bright green flora. Mature trees and greenery line streets and fill most front yards, brightening the community. On the neighborhood’s west side is Pacifica Senior Living Forest Trace, a retirement community with independent and assisted living apartments.

Jackie Gleason Park sits just west of Boulevard Forest. The nearly 3-acre park features a basketball court, a paved walking path and a playground for the kids. It also features a gazebo and a few benches overlooking open green space. Hampton Pines Park is about 2 miles north and has a large central lake popular for fishing and nonmotorized boating. The park has a network of paved walking trails that weave through woodlands and wrap around the lake.
