Right on the border of Andover, the predominantly Latino community of Colonial Heights offers well-kept, single-family properties in a prime location of Lawrence, Massachusetts. “There are three places you want to be in Lawrence, and Colonial Heights is one of them,” says Jefri Liriano, president of Keller Williams’ Liriano Team and top-producing agent in New England. Den Rock Park has miles of trails, which also lead toward the Shawsheen River Bird Sanctuary. Visitors utilize the conservation land for a variety of recreation, including hiking, snowshoeing in the winter or climbing the granite rock cliffs. The Shawsheen and Merrimack rivers flow nearby, where locals swim, boat and fish, often from public access points and parks. Just south, Andover features numerous outdoor spaces, like the Sacred Heart Reservation, home to Penguin Park’s playground and multiuse athletic fields. The Andover Country Club has a champion golf course, as well as a fine-dining restaurant overlooking its driving range. When temperatures drop in the winter, residents can find indoor activities at venues like Valley Forum Ice Arena, open for public skating sessions, lessons and hockey leagues.

Colonial Heights’ shopping plazas and nearby restaurants
The neighborhood’s busiest thoroughfares, such as Route 114 and Union Street, house many shopping centers and restaurants. Plaza 114 features fast-food spots, shops and services, as well as America’s Food Basket of Lawrence. Just outside the area, shoppers can stop at the Market Basket or big-box department stores, like T.J. Maxx at the North Andover Mall. Many cultures to celebrate in Lawrence
Lawrence’s largest gatherings are also cultural events. “There are always plenty of activities going on here,” Liriano says. “We have Semana Hispana, where each nation, the Dominican Republic, Puerto Rico, etc., has a week to showcase its culture.” The celebration, also known as Latin Week, offers a taste of the unique music, dance and food of each participating country. For the past 102 years, the city has also honored its many Italian immigrants through the annual Feast of The Three Saints festival. Hosted by the nonprofit Italian American organization, the St. Alfio Society, the event consists of carnival rides, cooking demonstrations and torchlight processions.

Colonial Heights is an R1 residential zone, so the market consists only of single-family housing. Capes, ranch styles and colonials sit on sizeable lots, spacious enough for front and back lawns or gardens. “It’s a neighborhood of owner-occupants that truly care about their properties; you can tell by looking at their front yards and the kids playing outside,” Liriano says. Private garages and driveways often accompany the homes, as well, keeping cars out of the street. “You’ll see a lot of residents walking by, since there aren’t a lot of cars, and people drive slowly,” he says. Housing prices often fall between $450,000 to about $650,000, depending on square footage, age and condition.

Lawrence Public Schools and private options in Andover
Prekindergarten and kindergarten students can attend the John Breen School, which earns a B-minus grade on Niche. Students can then head to C-rated South Lawrence East Elementary, then Spark Academy for middle school, which scores a C-minus. Lawrence High earns a B-minus and has a variety of curriculums, including STEM courses, humanities pathways in law or JROTC, and an Early College Program. The school also offers 19 sports, from coed football to ice hockey. Families may opt for private education, with some of the most highly rated options about 3 miles away in Andover. Prekindergarten through eighth graders can enroll in St. Augustine School, which earns an A-minus on Niche. Phillips Academy Andover scores an A-plus and ranks as the second best private high school in America, according to Niche.

With access to Interstate 495, commuters can reach Interstate 93 within about 4 miles, which then leads to Boston, 27 miles away. Local public transportation is available via the Merrimack Valley Regional Transit Authority buses, while the closest commuter rail runs out of the Lawrence station, under 2 miles north. While private planes can take off from Lawrence Municipal Airport, about 4 miles away, commercial flights leave from Boston Logan and Manchester-Boston Regional airports, which both are around 30 miles away from Colonial Heights in opposite directions.
