Commercial growth coming to Gwinnett Place as part of development plan

Loaded with parks, schools and excellent access to auxiliary highways, Gwinnett Place is a modernized Georgia enclave. Located 25 miles from downtown Atlanta and a stone's throw west of Lawrenceville, the area is primed for growth and development through the recent Gwinnett 2040 Unified Plan. The plan was released in 2019 and is designed to help guide progress and development throughout the county through 2040. It was comprised after months of public input from multiple meetings and surveys. “I think the Gwinnett 2040 plan has really created some excitement into some of this area that hasn’t always been there,” says Zach Maxey, a 12-year Realtor with Keller Williams Realty Atlanta Perimeter. “People can see commercial development already happening and read what is planned, so they can get excited about the future of property values and be a part of the growth.”

Various housing styles and lot sizes found throughout Gwinnett Place

In such a large area, the diversity of housing styles is ample. The neighborhood includes modern millennium-style, Colonial Revival, split-level and ranch-style homes. Neighborhoods also can look different based on when they were developed. Newer developed communities have properties lined up right next to each other, and the homes sit on narrow lots, while the older developments have a little bit more yard space but smaller home sizes. While some property values can climb over the million-dollar mark, buyers can expect a four-bedroom, three-bathroom, 3,000-square-foot property to go for $525,000.

Multiple public schools serve the Gwinnett Place community

Children will attend Gwinnett County Public Schools, the largest school system in the state and rated an A-minus on Niche. The school system has 142 schools and has had students and teams win awards at international, national and state levels across multiple fields, including mathematics, science, history, leadership and many more. Many schools are within the neighborhood, including J.A. Alford Elementary School and Sweetwater Middle School, both rated a B on Niche. Depending on location, children will eventually head to one of five high schools, including Mill Creek High School, which earns an A on Niche, is consistently one of the largest high schools in the state based on student population and offers 100 student clubs. Gwinnett Place also offers higher education opportunities at nearby Georgia Gwinnett College (GCC). GCC is the first four-year public college created in the U.S. in the 21st century and offers affordable tuition, and allows students to base their courses around their schedule.

Community and neighborhood parks get neighbors outside

Loaded with parks, residents can choose between amenities to spend a day outside or gather with friends and family. Some favorites include Sweet Water Park, which features 25 acres of space with basketball and tennis courts, a sand volleyball court, a playground, and a pavilion. Alexander Park is within the neighborhood and features a playground, flying disc golf course, and a lake to fish for largemouth bass. If you want an outdoor adventure, Yellow River Park has a 12-mile non-paved trail used by hikers, mountain bikers and on horseback along the Yellow River. You are never too far from your next round of golf, as the area is full of private and public courses, including the public track, the Trophy Club of Apalachee.

Gwinnett Place's supermarkets and downtown's restaurants

You can take a quick drive to nearby Downtown Decatur to enjoy a night out at a new restaurant without having to make a trip to Atlanta. For sports lovers, you can see the Atlanta Braves' stars of tomorrow in your backyard as you cheer on the Triple-A Gwinnett Strippers at Coolray Field. Gwinnett Place has plenty of chain grocery stores like Kroger, Publix and Walmart Neighborhood Market so that residents can choose which one based on deals or proximity to their front doors.

Getting to Atlanta and avoiding heavy Interstate traffic

“Anytime you can avoid Interstate 85 in Atlanta, you kind of feel like you have some exclusivity, and this area has that,” says Maxey. While you are close to Interstate 85, you don’t necessarily need it because Highway 78 and Ronald Reagan Parkway (Highway 29) will take you downtown if needed. Memorial Drive runs parallel to 78 and provides another alternative to I-85. Gwinnett Place is packed with amenities that families and working professionals will appreciate, and it’s only getting bigger.
