Midcentury homes with modern potential
Most of Lawton Heights is organized similarly, a series of straight-line blocks filled with lots of between .10 and .20 acres. The neighborhood’s houses were primarily built in the 1950s, in single-story layouts, with vinyl or brick exteriors. Floor plans typically stretch from about 700 to 1,800 square feet, including garages in some cases. Some options have already been updated, while others need more work. Houses sell for prices from $40,000 to $140,000 based on the size and condition. “The profit potential is probably lower in that neighborhood compared to others,” says Speirs. “But there are still investors who like working in that area. I think it’s always going to appeal to military buyers or military renters in some way because of its convenient proximity to Fort Sill.”Lawton Heights’ crime score of five is slightly higher than the national average, according to the CAP Index Crime Index.
Fort Sill is just one of several conveniences here
Fort Sill is the third-biggest employer in the state, the home base for more than 9,000 soldiers and almost 7,000 civilian employees. The base houses Army and Marine field artillery schools. “Fort Sill is the biggest job creator,” says local Realtor Barbara Clark, of Barbara Clark Realty, who has 14 years of real estate experience. “And it’s what turns our inventory over. Because of the coming and going of all the soldiers.”Outside the base, the area is dotted with restaurants and other businesses, most along Sheridan Road, Cache Road and Fort Sill Boulevard. Papa Louie's Pizzeria is an institution in the area, in place for 30 years. “We have a lot of customers that only eat Papa Louie’s,” says Brian Roberts, a Papa Louie’s delivery driver. “And when they’re on the phone they say, ‘Yeah, I’ve been ordering for 30 years.’ In my opinion, it is legit the best pizza in town.” Papa Louie’s visitors will surely spot the replica “Ghostbusters” hearse in the parking lot, owned by the neighboring B&D’s “It’ll do for now” Thrift Store, where shoppers can find furniture, appliances and clothing. “It was supposed to be for the month of October when we opened — it was supposed to be here for our grand opening,” owner Dawn Hays says of the hearse, adding that her husband is obsessed with “Ghostbusters.” “But everybody knows us for the car. So it has stayed, and it will continue to stay.” Residents can take care of retail needs at Dollar General or Family Dollar, or by heading just a bit farther down Sheridan to big-box retailers Walmart or Sam’s Club. Roundtree's Food Market, which specializes in German foods, is another grocery option in the neighborhood.
Ride out to the rodeo for a range of events
Among Lawton’s annual traditions is the Lawton Rangers Rodeo, which draws over 25,000 people across its four nights. Competitions include everything from steer wrestling to bull riding and there are Friday- and Saturday-night concerts, too. “Me and my daughter went three times out of four nights,” Roberts says. “It was awesome. That’s every August.” Another major event in town is the Freedom Festival at Elmer Thomas Park, which happens over two nights on the weekend before the Fourth of July. “I know everybody likes the Freedom Festival, of course, because of the fireworks,” says Heather Watson, co-owner of J&H Appliances in Lawton Heights. People can also stop by the Lawton Farmers Market on a weekly basis — it’s held downtown on Saturdays around the year.Soak up the summer at Pat Henry Elementary
The Lawton Public Schools system has a B overall grade on Niche. The neighborhood’s Pat Henry Elementary has a C-plus grade and offers a summer camp in June with activities, including music, dance and eSports. Students can participate in sports teams ranging from volleyball to tennis at the B-rated Central Middle. Lawton High earns a B-minus rating and has an Oklahoma Secondary School Activities Association academic team.Playgrounds are easy to find
There are a couple of pocket parks with playgrounds in the neighborhood, including Lawton Heights Park and Estell Jones Park. The latter is next to the H.C. King Center, a community center with rooms available for rent and that offers free lunches for area children during the summer. “So you see a lot of kids going there,” Watson says. Elmer Thomas Park spans 143 acres and includes a splash pad, a lake open to fishing and a disc golf course.Multiple ways to catch the LATS bus
Lawton Heights includes multiple bus stops in the Lawton Area Transit System, known as LATS for short. Commuters here can quickly reach U.S. Highway 62, too, a roadway that links with Interstate 44. I-44 heads what direction north to Oklahoma City, just under 90 miles away. The Lawton-Fort Sill Regional Airport is 5 miles south and offers commercial flights through American Airlines.
