Pecan Valley blends Oklahoma's wide-open spaces with stately brick homes and residential seclusion. Sitting just outside Lawton's city limits, the neighborhood has a reputation for offering space, with lots as big as an acre. Residents enjoy strolling the wide, lightly trafficked streets and enjoying views of the Wichita Mountains. While the growing commercial areas of West Lawton may be just 3 miles away, the neighborhood does not get a lot of visitors. "Most people don't go out there unless they live out there," says James Lengele, Local Realtor with Coldwell Banker Salute. "There's a lot of retired military, so when they buy a home after 20 years, they look for something on the outskirts that checks all the boxes."

Large brick homes on grassy lots
Housing dates back to the early 2000s and features plenty of Tudor architecture influences with pitch-gabled roofs and large windows. Colonial Revivals can also be found scattered throughout. "This is not a cookie cutter neighborhood," says Heaven Speirs, Realtor with Park Jones Realty and Lawton native. "The homes feature a diverse mix of materials and architectural styles, but they all coordinate well with one another." Well-manicured front lawns with towering oak trees are common, and large grassy backyards provide plenty of room for children to play. A few properties have a backyard swimming pool, and many have views of Wichita Mountain's granite peaks in the distance. Prices range between $275,000 and $400,000, and there is limited inventory, meaning listings do not often go on the market. Lot sizes are much larger than the national average, ranging between half and a full acre, granting homeowners the convenience of space. "Many homes have bonus rooms, like second living rooms, and flex spaces for maximum versatility," Speirs says.

Fireworks displays during the Fourth
The skies above Pecan Valley light up every Fourth of July and New Year's Eve with fireworks. "It's a really great firework show that's basically private. People spend a lot of money and launch them from their own front yard," Lengele says. "I live close and watch the show every fourth." The Pecan Valley Homeowner's Association places rules to ensure that homeowners and their property are safe during these displays. The HOA is mandatory and hosts community-wide contests such as lawn of the month. Yearly dues are $130.
Close to West Lawton's shopping and dining
Pecan Valley is entirely residential, but the growing commercial areas of West Lawton are under 3 miles away. The Lawton Marketplace is a popular retail center with numerous name-brand retailers, including Academy, T.J. Maxx and the only Target in the city. Fast-casual dining options here include Starbucks and Qdoba Mexican Eats. Farther down the road, BackPorch DraftHouse West is a local favorite that's busiest on game days.

Head to the Wichita Mountains
At 3 miles away, Willow Creek Park is the closest green space and features baseball backstops, soccer fields and a children's playground. The Lawton Country Club is 6 miles away and offers members classic amenities, including tennis facilities and an 18-hole golf course. The Wichita Mountains National Wildlife Refuge provides more than just scenic views, as the preserve is only 10 miles from the neighborhood. While Pecan Valley may not have sidewalks, many residents enjoy strolling along the wide, rural streets within the neighborhood. US Highway 62 runs parallel to the neighborhood and connects to Fort Sill, 8 miles away. Downtown Lawton is 10 miles east, while Downtown Cache is 7 miles west. Those traveling farther are 11.5 miles from Lawton-Fort Sill Regional Airport, which offers multiple daily flights to Dallas-Fort Worth International Airport. Southwestern Medical Center is the closest hospital, just under 7 miles away.

State-of-the-art science labs at Cache High School
The Cache Public School system serves the neighborhood and maintains a student-teacher ratio of 17 to 1. Cache Primary School teaches grades K - 1 and receives a B-plus rating on Niche. Cache Intermediate School and Cache 5th and 6th School are currently ungraded on Niche. Cache Middle School receives an A-minus and is ranked the second-best public middle school in Comanche County by Niche. The B-rated Cache High School was completely remodeled in 2019 and outfitted with state-of-the-art science labs, seminar rooms and a STEM lab. The high school also offers numerous extracurricular activities ranging from the Future Farmers of America to an Academic Team. All Cache campuses are around 12 miles from the neighborhood. Lawton Academy of Arts & Sciences is an A-plus-rated private school option for parents to consider.
