New builds in growing Leander

Deerbrooke popped up in Leander, 30 miles north of Austin, as a response to Central Texas’ population boom through the 2010s. The new construction in the southern half of the neighborhood gives residents a typical suburban environment, while the northern portion of the neighborhood resembles Leander before the population boom, with winding streets off the main roads and the few homes sitting on larger plots of land. “Deerbrooke is kind of an offshoot from the main hustle and bustle,” says Sudhakar Karumuri, Broker and Owner of SKTX Inc. “It’s kind of a quieter neighborhood. It’s one of my top choices in Leander.” Those who choose to live in Deerbrooke are attracted to the relative affordability of the area, its secluded feel and access to commuting routes toward Austin.

Deerbrooke’s farmhouse-style homes

Mainly built since the mid-2010s, Deerbrooke’s homes sit packed in on wide suburban streets, with small front and back yards. Exposed beams and gables mark many of the subdivision’s farmhouse-styled properties, with brick bi-levels scattered throughout. The homes generally cost between $400,000 and $700,000, while much older ranch homes sit outside of the subdivision and often sit on larger parcels, selling from $400,000 to $900,000 based on size and renovations.

Commuting routes to Austin

Deerbrooke sits north of downtown Leander but adjacent to Route 183 and the 183A toll road for a straight shot south to Austin, where many residents commute. The 30-mile drive can often take longer than expected due to rush hour traffic. But the neighborhood also has access to the CapMetro system, including the MetroRail Red Line, which offers commuter rail through Austin’s northwest suburbs. “The Leander train station isn’t too far,” Karumuri says. “But I think the frequency of trains may increase, and then people may start committing. Austin hasn’t become that train-friendly yet.”

Attending school in Leander ISD

Students in Deerbrooke attend school in the Leander Independent School District, one of the top 30 in the state of Texas according to Niche. Kids begin their education at Hisle Elementary School, a school named for a longtime trustee on the board of the Leander Independent School District that opened in 2024. They will then move on to Danielson Middle School, given a B-plus, followed by the B-rated Glenn High School. Glenn is the newest high school in the Leander district, showcasing the rapid growth of the area. “They’re all highly rated schools,” says Ray Mungia, broker at Mungia Real Estate. “They’re a part of Leander ISD, which has a really good reputation in the area.”

Heading south to Downtown Leander for dining

Deerbrooke has a quiet, residential character, but residents can easily get to downtown Leander less than a mile away for its dining and shopping options. Chain restaurants like Whataburger and Chipotle abound just minutes away, while locals love Blue Corn Harvest Bar and Grill’s diverse menu. Less than three miles from the neighborhood, the local H-E-B is located just off Highway 183. Or, residents can head the eight miles to Cedar Park for a larger selection of stores, including Walmart and Costco.

Recreation in Deerbrooke

The new subdivisions of Deerbrooke offer plenty of recreation, both outdoor and indoor. The Deerbrooke Walking Trail weaves through the neighborhood, a place for walkers and joggers to enjoy the natural surroundings. The neighborhood’s pool offers a respite on a hot day, while residents can work out at the gym next door. “They’ve really tried to spruce up their resort-style pool,” says Mungia. “There’s also even a dog park out there, which is cool.”

Deerbrooke neighborhood events

Within the Deerbrooke subdivision, the homeowners association puts on plenty of events to promote community, such as holiday celebrations. The homeowners association fees can vary but generally end up between $50 to $100 per month. Meanwhile, residents also have access to the city of Leander’s events, such as the Old Town Christmas Festival held just minutes south of the neighborhood.
