From sleepy city to Central Texas hub
Twenty-five years ago, Leander was a sleepy Texas town with under 8,000 residents. Now pushing 90,000, Leander has been one of America’s fastest-growing cities for half a decade. In the 2010s, as Austin and the greater Central Texas exploded with job opportunities and development, Leander became a logical location for people looking to move to the suburbs surrounding the Texas capital. “Leander became popular because Cedar Park was basically full, and the [lack of] affordability comes into effect on homes in Austin,” says Sudhakar Karumuri, broker and owner of SKTX Inc. “Most people prefer to be west of Route 130, so Leander became the obvious option.” As the city’s central core, the neighborhood of Downtown Leander — while more of a suburban area than a true “downtown” — offers plenty of newly constructed homes, as well as access to shopping and an easy commute to Austin.

Older homes and new subdivisions
While not as neatly organized into subdivisions as some surrounding neighborhoods, Downtown Leander teems with homes built within the last five years, plus some older builds from the 1990s and early 2000s. Typically in one-story ranch or bi-level styles, the older homes start at $300,000 and go to the mid-$500,000s, while newer properties go for $400,000 to $800,000, many with Craftsman features such as stone ornamentation and prominent gables. A few new traditional houses top out as high as $1 million.

Highly rated Leander ISD
Kids in Downtown Leander attend school in the Leander Independent School District, one of the Top 30 best school districts in Texas, according to Niche. Students generally start at either Camacho Elementary, rated A-minus by Niche, or Pleasant Hill Elementary, rated B-plus, before heading to A-minus Wiley Middle or Leander Middle, both rated A. Students then finish up at either Leander High School or Rouse High School, each rated A-minus. Leander High offers the International Baccalaureate program, while students can take any of 27 Advanced Placement courses at Rouse High School.
Commuting to Austin via Route 183
As Austin manages its explosive growth — and subsequent pricing out of many longtime residents — Leander has become a bedroom community for the Texas capital. Residents of Downtown Leander can drive 25 miles to the city center via Route 183 and its tolled freeway, 183A, which is currently being extended. Many of Austin’s numerous tech businesses have moved to The Domain , a mixed-use development north of the city center, which is a shorter commute for those living in Downtown Leander. The CapMetro transit system also serves Leander, with bus lines and the MetroRail Red Line, a commuter rail through the northwest suburbs that bypasses much of the pesky highway congestion.
Lakewood Park has water year-round, perfect for kayaking in the summer.
Recreation at Lakewood Park
In addition to many smaller neighborhood parks such as Oak Ridge Park, Sunset Park and Mason Creek Park, the neighborhood’s most expansive park is Lakewood Park, which offers plenty of all-ages recreation. Kids scamper around the playground or cool off in the splash pad, while skateboarders show their stuff at the skatepark. Locals can rent a kayak or paddleboard for a watery adventure, or cast a line into the lake for trout and largemouth bass.

Local favorites and nearby Cedar Park
Situated along Route 183, much of the city’s shopping and entertainment sits within Downtown Leander. While restaurants such as The Thirsty Chicken, Casa Costa Bake Shop and Mouton’s Southern Bistro populate the neighborhood, residents often go elsewhere for a meal. Neighboring Cedar Park offers plenty of restaurants and shopping for residents, including a Costco and chains like Chick-fil-A and Torchy’s Tacos. But grocery shoppers don’t have to go far, with an H-E-B just north of Downtown Leander. “Leander definitely needs more entertainment, more restaurants,” Karumuri says. “Hopefully the expansion of 183 will help.”
Leander’s holiday celebrations
From a Christmas celebration to the annual Bluegrass Festival, the city of Leander puts on plenty of holiday celebrations and festivals, most in Downtown Leander or in the parking lot of the nearby Public Library.

Continued development projects in Downtown Leander
In light of Leander’s unrelenting growth, new developments such as Leander Springs and Northline Leander have emerged, capitalizing on the city’s momentum. First announced in 2020, Leander Springs aims to create a mixed-use development within Downtown Leander anchored by a freshwater lagoon and beach. However, momentum stalled, with the city council pointing to an increased emphasis on water conservation, particularly given extreme drought conditions in the region the last few years. Meanwhile in Northline Leander, construction began on a fresh downtown district, starting with new condominiums.
