Hill Country neighborhood next to Crystal Falls Golf Club

Perched atop a steep ridge in the Texas Hill Country, the Bluffs is the newest neighborhood to take shape in the Crystal Falls master-planned community in Leander, about 25 miles north of downtown Austin. “There is something for everybody in Crystal Falls,” says Shanan Shepherd, a resident since 2011 and the co-owner of Thrive Realty. “There are a lot of families, but there are places for grandma to live or places with enough room for family to spread out.” What sets the Bluffs apart is its location on the far west side of the community, which offers uninterrupted views of the landscape below and a buffer from all the action along Lakeline Boulevard. Residents enjoy proximity to Crystal Falls Golf Club, a highly rated school district and community amenities. The Bluffs receives a CAP Index crime score of 1 out of 10 compared to the national average of 4 out of 10, meaning the neighborhood's crime risk is low.

A range of single-family homes north of Austin

Single-family homes in the Bluffs line winding streets that branch off Osage Drive, the main road gently curving through the neighborhood. These brick, stone and stucco New Traditional homes, built between 2012 and 2020, rest on neatly landscaped lots over a tenth of an acre in size. Living space ranges widely, with some homes under 2,000 square feet and others exceeding 4,000 square feet. Most properties fall between $400,000 and $900,000. However, large estates with more than a third of an acre range from around $1 million to $1.5 million. The Crystal Falls Homeowners Association has monthly fees of around $50. Potential buyers should note that a few homes along Desert Shade Bend and Silvergrass Cove back-up to a water treatment plant.

Highly rated public and private schools in Leander

The Leander Independent School District serves the Bluffs and earns an A-plus overall rating from Niche, which also ranks Leander ISD as the second-best school district in the Austin area for 2025. “They have a lot of specialized programs, and their bands and athletic teams perform really well at the state level,” Shepherd says. Assigned neighborhood schools for the Bluffs include Williams J. Winkley Elementary and Running Brushy Middle, both receiving an A rating. Leander High gets an A-minus and partners with Austin Community College to offer students the ability to earn college credits while still in high school. ACC’s San Gabriel Campus is about 6 miles from the neighborhood. Sterling Classical School, an A-rated Christian school offering prekindergarten through 12th grade, is a nearby private option.

Parks and green spaces close to the Bluffs

A neighborhood trail leads to Veterans Memorial Park. Statues dot this large green space, which offers a variety of amenities, from pickleball courts and a community garden to a public pool and an off-leash dog park. The Crystal Falls Homeowners Association maintains Quarry Park, which features a disc golf course that wraps around a fishing pond and a members-only pool that’s a bustling summertime spot for birthday parties. The public 18-hole course at Crystal Falls Golf Club stretches across the hills north of the Bluffs. Residents can rent the 19th Hole Pavilion, which has views of the 18th hole, for a discounted rate. Lake Travis offers boating, swimming and other outdoor activities along the Colorado River, roughly 17 miles away. To the west, Balcones Canyonlands National Wildlife Refuge features hiking trails and scenic vistas.

Where people shop and dine near Crystal Falls

Randalls anchors Crystal Falls Town Center, the neighborhood shopping center that is also home to a gym and a locally owned pet supply store. Restaurants dot Lakeline Boulevard. Guaco Taco is a lively spot for Mexican cuisine that diners often enjoy on its pup-friendly patio, while Brooklyn Heights Pizzeria offers a sports bar-like atmosphere for pizza and wings. Most retail needs are handled in the shopping centers along U.S. Route 183 and state Route 183A. Lakeline Mall, home to more than a dozen name-brand stores and a movie theater, is roughly an 8-mile drive from the Bluffs. Shepherd notes that she doesn’t have to travel to Austin for what she needs, adding, “I have the city when I want to do it, but I can avoid the traffic.”

Multiple ways to commute from Leander to downtown Austin

Sidewalks, trails and bike lanes help residents get around the Bluffs by bike or on foot, but the community is mainly car-dependent. U.S. Route 183 leads to downtown Austin, about 25 miles away. “Pretty much everyone jumps on 183 or Ronald Reagan to get into Austin,” Shepherd says. Leander Station offers a park-and-ride, where commuters can take a CapMetro Red Line train or a bus into the capital city.
