Assigned neighborhood schools for the Bluffs include Williams J. Winkley Elementary and Running Brushy Middle, both receiving an A rating. Leander High gets an A-minus and partners with Austin Community College to offer students the ability to earn college credits while still in high school. ACC’s San Gabriel Campus is about 6 miles from the neighborhood. Sterling Classical School, an A-rated Christian school offering prekindergarten through 12th grade, is a nearby private option.

Sidewalks, trails and bike lanes help residents get around the Bluffs by bike or on foot, but the community is mainly car-dependent. U.S. Route 183 leads to downtown Austin, about 25 miles away. “Pretty much everyone jumps on 183 or Ronald Reagan to get into Austin,” Shepherd says. Leander Station offers a park-and-ride, where commuters can take a CapMetro Red Line train or a bus into the capital city.
