Everyone wants to live near Lake Sumter.”

Villas, model homes, premier homes
Neighborhood housing consists primarily of small homes, but there are a range of options and price points available. They include two-bedroom, two-bath patio villas; two-bedroom, two-bath and three-bedroom, two-bath courtyard villas; contemporary model homes; and the occasional premier home. Villas start around $300,000, model homes range from $500,000 to $850,000, and premier homes can list in excess of $1 million. Attached garages are a common feature in the neighborhood, and larger homes can include an additional golf cart garage. There are no sidewalks, but the homes are surrounded by multi-modal paths that wind their way throughout the community and are open to travel by foot, bike and golf cart. "People can choose an area where golf-cart travel is preferable, and they even have an app to guide you through the community," says Gina Befumo, a real estate consultant with LPT Realty, LLC and former resident of The Villages. There are no HOA fees, but there is a bond payment typically required of homeowners.

The buzzy waterfront environs surrounding Lake Sumter hum with commercial activity. The square’s several dozen stores include Winn-Dixie, Barnes & Noble and many independent boutique shops. Residents can bank there, get their hair cut, visit their financial advisor and much more. There are several doctor's offices and an urgent care center available. "Everything that The Villages has to offer is right at your doorstep," Santoriello says. Residents can catch a movie at Epic Theaters Old Mill Playhouse, and the square comes alive with the sounds of music. “There’s live entertainment 365 days a year,” says Alexa Anderson, a real estate agent with KRG whose sales are concentrated in the community. Dining options are anchored by several waterfront restaurants, including Lighthouse Point Bar & Grill and the Chop House. Other eateries feature steak, sushi and comfort food. Residents also can pop in for ice cream at a Haagen-Dazs store or grab a cup of coffee at Starbucks. “It gives off much more of an active vibe. It’s open and airy. It’s more vibrant than the other squares,” Befumo says.

Dragon boat racing part of the action on Lake Sumter
Lake Sumter is large enough to support pontoon boats and fishing boats. Kayaks can be rented on-site. Dragon boat racing is part of an extensive list of clubs and social activities available throughout the community. Officials have begun plans for an expansion that will include an 8,500-square-foot floating dock for storage and kayak launches, a new boathouse and a new pavilion at the end of a renovated boardwalk. Sunset Park is a picturesque green space on an island in the middle of the lake that offers stunning views. Residents can enjoy less-crowded resort-style amenities closer to home. Located in the neighborhood are the Canal Street Recreation Center and the Virginia Trace Pool. The rec center features a clubhouse, pool, courts for tennis, pickleball and shuffleboard, and rooms for social gatherings. The neighboring community offers an array of amenities on a larger scale at the Lake Miona Recreation Center. “There’s a new park, and a new walkway was built around a pond,” Santoriello says. “And of course, there’s tennis and pickleball and all the outdoor activities, and the center has lots of clubs and activities going on.” Nearby are the Pelican & Heron Golf Courses, two of the community’s more than three dozen 9-hole courses connected by the executive golf trail. Every course is available to any resident who pays a $195 monthly amenities fee. That fee also includes access to more than 3,000 clubs and social activities. “You’re buying a lifestyle,” Befumo says, “you’re not just buying a house.”

Traffic can be an issue in such a large community
One of the potential drawbacks to living in The Villages is the traffic. The neighborhood is conveniently located to Buena Vista Boulevard and Morse Boulevard, which provide easy ways in and out. However, the community covers almost 60 square miles and has almost 150,000 residents, so getting around it by car and getting in and out of it can be a hassle. Nearby U.S. Highway 441 connects directly to Orlando about 60 miles southeast. The community is roughly equidistant between the Gulf Coast and the Atlantic Coast, both of which are about 90 minutes away.
