Country living in the community of Philema
Locals in communities like Philema have had a deep appreciation for the countryside since Lee County's incorporation in the 1820s. Though now home to around 7,000 people, Philema has maintained its rural appeal, with little development across its vast acreages. “It’s very large and very spread out,” ERA Albany co-owner Kyla Standring says. “It used to be a big farming community, but it’s since turned residential.” With natural amenities, low-cost homes and a highly rated school system, Philema provides the small-town living people look for in Southwest Georgia.
Large lakes, parks and a monument dedicated to the Chehaw
Philema has two lakes alongside the northern and southern ends of the area. Locals like to swim and canoe at the 8,700-acre Lake Blackshear, while boating and waterskiing are popular activities in the 1,400-acre Lake Chehaw close to Albany. The Flint River Municipal Golf Course has riverside views, lush greens, oak and pine trees and elevated terrain across its 18-hole course. The Chehaw Park & Zoo was designed by “Wild Kingdom” co-host and Albany native Jim Fowler and has over 200 animals in its 800-acre park. The All American Fun Park is an amusement center in Albany with miniature golf, go-karts and bowling, and there are 10 campsites at Killebrew Park in Warwick. Cheshire Park in Leesburg has four lighted softball fields and a half-mile walking trail. A monument dedicated to the Chehaw people who previously lived there has stood along State Route 195 for over a century.
Traditional and ranch-style homes along Philema Road
Most homes are clustered around the southwestern corner closest to Albany, although there are a few rural properties north by the lake. Mid-sized homes along Philema Road were more commonly built in the 1990s and have large lawns with wooden and chain-link fences. As residents move out further into the rural areas, the lot sizes grow bigger and woods more dense. Small mobile and manufactured homes range from $60,000 to $130,000, while one-story traditional and ranch-style homes range between 1 and 6-acre lots and cost between $200,000 and $500,000. Larger $1-$3 million two-story home will have lake access and over 100-acre lots.
A quality education through Lee County schools
The Lee County School System is one of the highest-rated school districts for athletes in Georgia and has an overall A-minus on Niche. “Lee County is growing due to the school system,” Standring says. “It’s very popular amongst homeowners.” Kindergarten through second-grade students are taught at the B-rated primary school before moving on to Lee County Elementary, which earns an A-minus. From there, Philema schoolchildren will go to the east middle school campus, which earns a B-plus. After students go through the B-rated ninth-grade campus, they’ll finish their education at Lee County High School, which has a 94% graduation rate and a B-plus. Albany State University has a popular Greek life and a C-plus.
A regional airport and state roads between Leesburg and Albany
Philema is located alongside Georgia State Route 300, which leads around 20 miles north to Cordele and around 13 miles south to Albany. State Route 32 runs 8 miles west to Leesburg and around 24 miles east to Ashburn. The Phoebe Putney Memorial Hospital is located in downtown Albany and is open for 24 hours, while the Southwest Georgia Regional Airport is on the west side of town. “It only goes to Atlanta, but from Atlanta, you can go anywhere in the world,” Standring says. “It’s really easy to take a flight and be in the Caribbean in three hours.”
A few grocery stores down Philema Road
There are very few storefronts in Philema itself. In fact, most of the buildings driving southwest on Philema Road are churches and convenience stores, with local grocery stores including DG Market and Mike’s Country Store. “Most people come to dine and shop at Albany,” Standring says. “Everything in Albany extends to Lee County residents.”
