Housing market strong despite 2023 flood
Some homes in North Leominster sit on cracked, bumpy roads, where wild brush sways and Elm trees shade driveways. Others line the sidewalks of small subdivisions. There's a cluster of warehouses on the neighborhood’s west side, but commuter rail tracks separate this industrial zone from residential areas. Potential homebuyers can find a modest Cape Cod or ranch-style property for around $300,000 to $500,000 in North Leominster, while Colonial Revival or New Traditional homes will often run in the $500,000 to $800,000 range, depending on the size, age and condition. Townhouses are also available; these units tend to cost between $270,000 and $380,000. Many homes across the city suffered damage in 2023 when heavy rains flooded Leominster, causing $40 million in damage. However, Coldwell Banker Sales Associate Sherri Tammelin Rogers, who has lived in Leominster for nearly 30 years, says such an event is uncommon for the community. “Quite a bit of damage occurred in Leominster. This is not a flood zone. It was a freak rainstorm.”Getting around North Leominster
The nearly 5-mile Twin Cities Rail Trail connects Leominster to Fitchburg. “It’s beautiful and quite popular,” Cormier says. “You’ll see more walkers than bikers. It crosses the highway and passes Doyle Field, the hospital and the shopping mall.” Most people drive to work, though, and the closest highway entrance to North Leominster is about 2 miles from the neighborhood. Massachusetts state Route 2, which connects to U.S. Interstate 190, hugs the neighborhood to the west. It also connects to Interstate 495, which leads about 50 miles east to Boston, where many locals work. Residents can also reach the state capital by catching a train at the North Leominster station.Access to highways serves as both an advantage and drawback for North Leominster, Tammelin Rogers explains. “North Leominster is a good location. The downside is Route 13 through the neighborhood gets a lot of congestion. Once you get to know the side streets, it’s avoidable.” Route 13, also called Main Street along its stretch in North Leominster, runs just under 15 miles north to New Hampshire. “It’s not far for those looking to head across the border for tax-free shopping,” Tammelin Rogers adds. The neighborhood is also next to the Fitchburg Municipal Airport.
What’s happening in North Leominster
“There are so many things going on in Leominster,” Cormier says. North Leominster is less than 2 miles from Monument Square, a plaza in downtown Leominster that hosts some of the city’s events, like Cannoli Fest in the autumn and Pink Flamingo Day, a 15-year June tradition that honors the plastic lawn decoration originally manufactured in Leominster. Leominster Frights occurs every October when participants decorate their homes with spooky displays, awaiting visitors. In September, the city's beloved food truck festival brings over 25 food trucks, a beer garden and live music to Monument Square. The Leominster Coffee Crawl is another foodie favorite. For an entire week, participating coffee shops sell brews for just a dollar, if visitors have paid the $4 ticket price. When the crawl ends, folks can vote on the best cup. During the holiday season, the Festival of the Trees at City Hall is a fundraiser where residents can bid on donated Christmas trees. Students are zoned for Leominster Public Schools. They can attend Johnny Appleseed Elementary, named after the Leominster native and American folklore legend. The school gets a B-plus from Niche and offers weekly cooking classes, science experiments and STEM challenges through the district’s Creative Choices program. Next, students can move to Sky View Middle School, which gets a B-minus from Niche, before graduating from Leominster High School, which gets a B.Hiking at Prospect Park, golfing at Monoosnock
The neighborhood’s biggest green space, Prospect Park, spans 36 acres. Surrounded by subdivisions, the wooded park has a 1-mile trail loop for hiking, mountain biking, cross-country skiing and snowshoeing. On the other end of the neighborhood, kids' baseball teams play under the lights of Justin DeSantis Field. In between, golfers tee off at Monoosnock Country Club, a private 9-hole golf course that opened in North Leominster in 1908. Doyle Field, which Cormier says is one of the city’s most popular green spaces, is about a mile from the neighborhood. “It’s conducive for all ages,” she says. “There’s a track that a lot of older folks walk on, tennis courts for people who want to play tennis, swings and slides for kids.” The 21-acre manicured green space also hosts the Leominster Blue Devils high school football team on Friday nights in the fall. Great Wolf Lodge, about 8 miles west in Fitchburg, is a popular spot for families to spend the weekend, too, she notes.Everyday amenities near Orchard Hill Park Drive
Everyday amenities are clustered along Orchard Hill Park Drive at the bottom of the neighborhood. Residents can shop at big-box stores like Target, Best Buy and Dick’s Sporting Goods; eat out at chain restaurants like Chili’s and Olive Garden; or head to specialty retailers like GameStop and The Vitamin Shoppe. A few local spots are scattered throughout the neighborhood, like North End Diner on Nashua Street. This homey eatery dishes up large platters of pancakes, eggs and bacon for breakfast and chicken salad sandwiches or cheeseburgers with fries for lunch. The neighborhood is also near the Mall at Whitney Field and its surrounding retailers, where locals can find a Market Basket Grocery Store, clothing stores, a movie theatre, restaurants and more. “The mall itself doesn’t see too much traffic anymore,” Cormier says. “But older people use the mall to walk in the wintertime. I live about 20 minutes away and I’ll drive down there just to walk.” The nearest hospital is HealthAlliance-Clinton Hospital, 7 miles away in Fitchburg.
