Prime location attracts New York and New Jersey buyers

Birch Valley, a section of Levittown, Pennsylvania, 8 miles from Trenton, is a master-planned community built in the 1950s. The brainchild of real estate development company Levitt and Sons, Levittown satisfied the need for affordable housing after World War II when GIs came home. The developer accomplished this through an assembly-line system with lower-cost labor and materials. “Birch Valley used to be seen as low quality,” says Realtor Anthony Paul Pinto with Re/Max Priorities in Newtown. Pinto has been a Bucks County resident his whole life, growing up in Bristol Township, where a slender part of Birch Valley sits next to Falls Township, where most of Birch Valley is located. “Today, Birch Valley homes are being bought and flipped because Falls Township is within commuting distance of several East Coast cities. Clients from New York and New Jersey are moving here. Pennsylvania taxes are cheaper, the school system is good, a commuter train station is nearby, and the community has less crime.” According to CAP Index, Birch Valley receives a crime score of 2.The downside of the neighborhood’s growing desirability is that long-time residents are getting pushed out. “People who have lived in Bucks County for decades are being priced out of their homes because New York and North Jersey real estate is astronomical. It’s hard to believe that these homes were originally built to house GIs coming home from the war. Many have changed considerably.”

Model homes personalized, renovated or expanded

The model home types most common in Birch Valley are ranches and Cape Cods. Many have been personalized with new facades or added onto with new additions or second stories. “Birch Valley is a blue-collar neighborhood,” Pinto says. “Homeowners often enclose their attached garages to create more living space. The base model ranch home has only 1,000 square feet. If you want more space, you have to build up or out.” Larger models and dramatic renovations stand out in this neighborhood of midcentury homes, such as vintage colonial-styles and former ranches transformed into bi-level contemporaries. According to Pinto, Falls Township requires homes on the market to pass heating, chimney and sewer certifications, which protect buyers.Whether renovated, expanded or simply maintained, ranch-style homes in Birch Valley list for between $250,000 and $450,000. Cape Cods, offering a second floor, are priced more narrowly from $390,000 to $420,000, and larger colonial-styles and contemporaries have the highest price tags — from $400,000 to $570,000.

Recreational areas and churches in Levittown

Falls Township Community Park is the largest in the area and offers a lake for boating and fishing. Walkers can take the 1.7-mile trail that loops around the lake, and anglers can use the boat ramp and fishing pier. Soccer fields dominate the park’s open area along U.S. 13. Soccer leagues play there, and visitors can enjoy facilities for many other sports, including a skateboard park, a beach volleyball court, a hockey rink and basketball courts. Children have two playgrounds to explore and adults can enjoy the community garden near the soccer fields. The park also offers a dog park north of the basketball courts. Across U.S. 13 on Mill Creek Parkway, one of the entrances to the park, is the Mill Creek Sports Complex, home to the Levittown Continental Little League, which features several baseball fields. Small community green spaces like Elderberry Park, the closest to Birch Valley, also dot the Levittown landscape offering playgrounds, basketball courts and open lawns that can be used as playing fields.Worshippers will find many churches in the Levittown area, such as Levittown Church of God, the closest to Birch Valley. St. Michael the Archangel Catholic Church is near the southern tip of Levittown Parkway, and Baptist, Methodist and Presbyterian churches are nearby. Levittown has a Hindu temple, but people who want to attend synagogue must travel to Bensalem or Yardley, each about 8 miles away. “Many religions are represented here, not just one,” Pinto says. “We’ve become a melting pot of faiths.”

A-rated Pennsbury public schools and nearby local colleges

The schools that serve Birch Valley all belong to the Pennsbury School District, which receives an A from Niche. Students can attend Manor Elementary, a B school; Charles H. Boehm Middle, which scores an A-minus; and A-rated Pennsbury High School. The high school serves nearly 3,000 students and ranks in the top 5% of all schools in Pennsylvania for overall test scores. It also has one of the most celebrated proms in the state with a parade to kick things off, decorations so remarkable that residents tour the high school, and headliners like John Mayer who have been the star attraction. “Both my boys go to Pennsbury High School,” Pinto says. “Everything revolves around the high school here.” Cairn University is a small Christian college 6 miles west of Birch Valley, and the Bristol Township branch of Bucks County Community College is 7 miles south.

St. Patrick’s Day Parade and events at Falls Township Community Park

The Bucks County St. Patrick’s Day Parade occurs near Birch Valley along New Falls Road. It starts at Conwell Egan Catholic High School and ends at Pennsbury High School baseball fields, a little over a mile away. Spectators can expect traditional Irish music, bagpipes, dancers in colorful costumes, and vehicles representing local businesses and first responders. Falls Township Community Park also hosts several community events throughout the year, such as a community yard sale in April and the Food Truck Festival and Touch a Truck/Family Festival in September. The Touch a Truck/Family Festival brings together dozens of large trucks, towing vehicles, emergency response vehicles and heavy machinery. Kids have the opportunity to climb on and learn about them.

SEPTA transportation, highways and hospitals nearby

SEPTA buses run along New Falls Road and Levittown Parkway. The closest SEPTA train station with service to Philadelphia, Trenton and New York City is the Levittown/Tullytown Station, which includes a large commuter parking lot. Commuters also have access to U.S. 13, which connects them to Interstate 95 south to Philadelphia, 25 miles away, or U.S. 1 and I-95 north into New York City, a 65-mile trip.Jefferson Bucks Hospital, a 112-bed facility with emergency, medical and surgical services, is 3 miles to the north. Lower Bucks Hospital 6 miles south offers 156 beds, a senior behavior health unit and comprehensive services, from diagnostic imaging to rehabilitation.

Shopping centers and restaurants near Levittown

Shopping centers on New Falls Road are one block from Birch Valley. They feature discount stores, lounges and restaurants like Malay Thai Kitchen, offering homemade tofu and other dishes in a colorful, eclectic interior. DeLorenzo’s The Burg, a pizzeria down the street, is known for its thin crusts and sweet tomato sauce made by third-generation pizza maker Tyler DeLorenzo. Up Levittown Parkway, shoppers will find the Fairless Hills Towne Center, which has Giant and ShopRite grocery stores and dozens of other businesses, from auto parts to sandwich shops like Johnny Longhots, which serves cheesesteaks and other regional favorites. Headed south on the parkway, the Levittown Town Center offers a Walmart, a Home Depot and several fast-food and local eateries, such as Bakery Bethlehem, which specializes in Colombian baked goods, such as empanadas, and creatively decorated cakes for any occasion.
