The second American mass-produced suburb
In 1951, Abraham Levitt and his sons bought a chunk of land about 25 miles outside of Philadelphia, and within six years, they mass-produced a suburb complete with more than 17,000 homes, schools and shopping centers. Levitt & Sons became an influential real estate development company after successfully creating the first Levittown in Long Island. Using the same method of building on slabs instead of basements and sticking to six simple Cape Cod and ranch-style models, Levitt & Sons went on to build a second Levittown in Pennsylvania. The community was then divided into smaller subdivisions of about 500 houses, Crabtree Hollow being one. While Levittown is about 10 square miles, Crabtree Hollow is only a quarter of a square mile. Originally, FHA guidelines restricted Black Americans from buying a home, so by 1953, Levittown became the largest community in the country with no Black residents. In 1957, the Myers were the first Black family to move in, and they experienced a series of racial attacks and protests outside of their home. Martin Luther King Jr even met with the Myers to help their fight for legislative change. The family ultimately moved away from Levittown within just four years.
Today, Levittown has branched far from its segregated roots, but the community still maintains a quintessential suburban atmosphere with sidewalks lining the streets and maple trees shading quaint manicured lawns. “You see the same houses when you drive down the street,” says Stacey Stier, Realtor with Realty One Group Focus, adding that a lot of people appreciate that consistency. “It’s a great neighborhood with affordable housing. Some are the original Levittowner homes, and some have really been built up.” The local term 'Levittowner' refers to the Cape Cod and ranch styles that popped up throughout the community in the '50s. In addition to its simple, humble atmosphere, Crabtree Hollow has a CAP Index crime score of 2, as compared to the national average of 4.
Postwar Cape Cod and ranch home designs
The Crabtree Hollow neighborhood features many of the original Levitt & Sons models. The company’s impact on postwar housing influenced the landscape of the northeast, where Cape Cods and ranch styles are still popular designs. Some houses maintain their original 1,000-square-foot architectural footprint, and others have been updated and expanded to almost 2,000 square feet. “Not a lot of homes in Crabtree Hollow have garages, but they have driveways, and most have a carport,” Stier says. “And we’re finding that some of the older homes still have radiant heating.” Depending on the size and condition, properties typically sell between $265,000 and $475,000. The neighborhood's housing inventory is low, with only eight homes sold in 2024.
Outdoor activities at Falls Township Community Park
Residents have access to a few small parks within Levittown, but many of the larger recreational spaces are found outside of town. East of Crabtree Hollow in Falls Township is the Pinewood Pool, an outdoor pool with water slides and an area set aside for younger visitors. Going to the pool requires membership, but members don’t need to be residents of Falls Township. Another mile down Mill Creek Parkway is the Falls Township Community Park, which offers family-friendly amenities like a 3-mile paved walking loop, a playground, a skate park, basketball and volleyball courts, athletic fields and a roller hockey rink. This expansive park also includes kayak and canoe access on Falls Township Lake, an off-leash dog park and a community garden. During the warmer months, Falls Township Community Park hosts a summer concert series from mid-June to the end of August. “Everyone comes out to sit on the lawn and enjoy the music,” Stier says. “They have a lot of rock cover bands, but it’s a variety of all kinds of music.”
Within Levittown, Elderberry Park is a couple of blocks north of Crabtree Hollow. There, parkgoers can walk the paved trails that encircle an open green field, a playground for small children and basketball courts. Levittown United Little League teams practice and play at the baseball diamonds on the west side of the neighborhood. Brook Park is another pocket park on the south side of Crabtree Hollow, complete with a small playground and grassy space.
Bolton Mansion and its spirited hosts
Whether amateur ghost hunters or expert paranormal seekers, visitors to Bolton Mansion can get their fill of spooky thrills. Located on the west side of Crabtree Hollow, this historic home, built in 1687, is well known to be haunted. In fact, during renovations, the contractors reported that they saw children playing in the stairwells of the home and adult spirits walking from room to room. The Friends of Bolton Mansion aims to preserve and share this home with the public through tours and events, including kid-friendly ghost tours, public paranormal investigations and the Grinchmas Food Truck Festival.
Big-name shopping and local diners around Levittown
Geographically, the center of Levittown sits at the intersection of Levittown Parkway and Mill Creek Parkway, the main thoroughfares around the community. Also at this crossroads is St. Mary and St. Joseph Coptic Orthodox Church, which hosts an annual Egyptian Festival. About a mile down Levittown Parkway is Levittown Town Center. This retail section includes big-box stores like Walmart and Home Depot, apparel shops like Ross and Hibbett, discount franchises like Dollar General and Five Below, fast food eateries and medical offices.
For a local bite, residents might head a mile west to another commercial area with a few restaurants. Golden Dawn is a popular American and Italian diner that’s open until 11 PM, and Pizza Star has been the go-to for a slice since 1978. Bailey’s Bar & Grille is an Irish-inspired pub known for its ales, burgers and wings. For something sweet nearby, patrons order their cone or shake of choice from the window of Richman’s Ice Cream & Burger Co.
Truman High, a Project Lead the Way school
Public school students can attend Mill Creek Elementary, which receives a C grade from Niche, before advancing to Armstrong Middle, which receives a C-minus. Truman Senior High, graded a B-minus, was honored as a Project Lead The Way (PLTW) Distinguished School for the 2023-2024 year, recognized for its transformative learning experiences. Private school options near Crabtree Hollow include St. Michael the Archangel School, a co-ed Catholic school for kindergarten through eighth graders, and Conwell-Egan Catholic High School, a co-ed Catholic school for high school students.
Catching the SEPTA on Levittown Parkway
The SEPTA bus services all of Levittown, with several stops along Levittown Parkway. Passengers can hop onto the subway at the SEPTA Levittown station, just a mile south on Levittown Parkway. Residents are a 2-mile drive from U.S. Route 13, which connects to Interstate 95. Once on the interstate, Philadelphia International Airport is about 30 miles away.
