Small residential community around Elderberry Park
When someone thinks of Levittown, an old-school American suburban aesthetic might come to mind. In 1951, Levitt & Sons bought 10 square miles of land about 25 miles northeast of Philadelphia, mass produced more than 17,000 homes in just six years, and voila – Levittown was born. Influential in the home building industry, Levitt & Sons used a method of building on slabs rather than basements and stuck to six basic architectural models of Cape Cods and ranch-style houses. When construction was complete, Levittown was divided into smaller neighborhoods, each about a quarter of a square mile in size. One such neighborhood, Elderberry Pond, is a completely residential community surrounding the area’s namesake: Elderberry Park. “This area is most definitely family friendly and very quiet,” says Angel Sweeney, one of the administrators for the Elderberry Pond Community Watch Facebook page. “But everyone looks out for each other and reports anything, good or bad,” referring to the close-knit neighborhood organization. This sense of calm and safety is reflected in Elderberry Pond’s CAP Index crime score, which is a 2 out of 10 in comparison to the national average of 4 out of 10.
Originally, FHA guidelines restricted Black Americans from buying a home in Levittown, so by 1953, it became the largest community in the country with no residents of color. In 1957, the Myers were the first black family to move in, and they experienced a series of racial attacks and protests outside of their Levittown home. Martin Luther King Jr. even met with the Myers to help with their ongoing fight for legislative change. The family ultimately moved away from Levittown within just four years of moving in. Today, this segregated past is long gone as the community continues to celebrate its growing diversity.

Fresh air and festivities at Falls Township Community Park
Elderberry Pond is anchored by its own neighborhood park, Elderberry Park. This recreational space includes an accessible playground that was completely redone in 2022, paved walking trails, basketball courts and an open grassy field. A few blocks south of the park is Pinewood Pool, a kid-friendly outdoor pool with water slides and membership options for both Levittown residents and non-residents.
Less than 2 miles east along Mill Creek Parkway, Falls Township Community Park is the gathering spot for seasonal events and outdoor fun. The park hosts a summer concert series with live bands each Sunday from mid-June through the end of August. Another popular and family-friendly event is the Touch a Truck Festival, when large trucks, including excavators and emergency response vehicles, line up for kids to explore. The proceeds from this festival go to two local charities, The Goofy Gators and The Barkann Family Healing Hearts Foundation.
But even when a community event isn’t on the docket, Falls Township Community Park welcomes parkgoers to its many outdoor amenities. Throughout this 235-acre park, there’s a sizeable playground, a skate park, a 3-mile paved walking loop, a small lake for kayaking, an off-leash dog park and athletic fields and courts, including a hockey rink. And when the snow falls, the nearby New Pond Park is a popular spot for sledding.

A variety of eats and shops at Lincoln Plaza
Mill Creek Parkway and Levittown Parkway are the main thoroughfares around Levittown, providing Elderberry Pond residents proximity to big-name shops and local eats. A mile east on Mill Creek Parkway – just across the highway from Falls Township Community Park – Keystone Bagels is a trendy coffee and bagel shop with rustic decor and large bakery windows, so customers can watch as the dough is made into a bagel. About 2 miles west on Levittown Parkway, Fairless Hills Town Center has ShopRite and Giant grocers, as well as a few go-to restaurants. The family-run Julio’s Pizzeria is a favorite for a slice, while Johnny Longhots offers that famous Philly Cheesesteak. Fans of Philadelphia sports can watch their game of choice at Stadium Bar & Grill.
Another mile west of Fairless Hills Town Center is Lincoln Plaza, a retail area complete with shops like Target, T.J. Maxx and Dick’s. For a laid-back Americana brunch, Metro Diner is the local spot. For hibachi and sushi, there’s Arirang Japanese Steakhouse, and for Mexican cuisine in vibrant digs, there’s Cancun. A couple of miles south on Levittown Parkway is Levittown Town Center, where residents can run errands at Walmart and the surrounding storefronts. In addition to shops and eateries, the two major parkways throughout this section of Levittown are also home to a variety of houses of worship, including St. Mary & St. Joseph Coptic Orthodox Church, Levittown Church of God and Diyanet Mosque of Levittown.

Older ranch styles blended with New Traditional additions
Most Levittown neighborhoods feature sidewalks lined with maple, willow or pear trees, and the majority of residences have driveways. While 100% of Elderberry Pond is residential, there is a low housing inventory. Only ten homes were sold in 2024, and there are usually just one or two on the market. “You’ll see the same houses when you drive down the street,” says Stacey Stier, Realtor with Realty One Group Focus. “Some are the regular Levittowner homes, and others have really been built up.” The term "Levittown homes" refers to the 1,000- to 1,800-square-foot ranch styles with carports and Cape Cods with side-facing gable roofs. Many properties maintain their 1950s charm, but the homes that have seen modern updates tend to drive prices up from about $300,000 to around $430,000. “Some of the older homes still use radiant heat,” Stier says. “We’re finding that people have to dig up the slabs for a newer heating system.” Quite a few properties have been transformed into Traditional or Farmhouse-inspired styles, with an added 1,000 or more square footage. These remodels are typically priced between $470,000 and $590,000.

Plans for a new Pennsbury High School campus
The Elderberry Pond portion of Levittown is served by the Pennsbury School District, one of the best school districts in Pennsylvania, according to Niche, which gives it an A rating. Students can begin at Penn Valley Elementary, which receives a B, before progressing to William Penn Middle, which receives an A-minus. The campus of Pennsbury High School, graded an A from Niche, was approved in 2023 for a major facelift that will take a few years to complete. Private school options in the area include St. Michael the Archangel School, a kindergarten through eighth-grade Catholic school, and Conwell-Egan Catholic School, which serves high schoolers.
William Penn Middle School has a student-teacher ratio of 11-1.

Convenient commuting around Levittown
U.S. Route 13 runs north-to-south along the east side of Levittown, and Interstate 95 can be accessed 5 miles south of Elderberry Pond. Once on the interstate, Philadelphia International Airport is about 30 miles away. The SEPTA services the Levittown area, with several stops along Levittown Parkway and a subway station 2 miles south of the neighborhood. The nearest hospital is Jefferson Bucks Hospital, about 3 miles away from Elderberry Pond.
