Suburban life in The Gates of Levittown
Within Levittown, a mass-produced post-World War II suburban town of more than 17,000 homes, there are three neighborhoods that are known as "The Gates." Living in larger homes that sit on larger plots of land than the rest of Levittown, residents of Forsythia Gate, Snowball Gate and Red Rose Gate have reason to be proud. “The Gates neighborhoods are all very similar, suburban-type areas,” says Stacey Stier, Realty with Realty One Focus and Bucks County native. “They’re known to be the only Levittown sections that don’t have sidewalks.” A big blue Forsythia Gate welcome sign greets locals as they drive into the neighborhood of the same name, which is also categorized by the small, recreational Forsythia Crossing Park. The neighborhood sits on the westernmost part of Levittown, conveniently close to Interstate 295 and Business Route 1, where there’s a smorgasbord of shopping, dining and family-friendly fun.
Shops and restaurants around Oxford Valley Mall
Forsythia Gate is all residential, so there are no commercial businesses within the neighborhood. For major shopping and a variety of dining, residents can head a mile north to the booming retail section along Business Route 1, where Jefferson Bucks Hospital is also located. In addition to all the department store options in Oxford Valley Mall, there’s also Target, T.J. Maxx, Dick’s Sporting Goods and Sam’s Club. For a laid-back Americana brunch, Metro Diner is the local spot. For hibachi and sushi, there’s Arirang Japanese Steakhouse, and for Mexican cuisine in vibrant digs, there’s Cancun. A "Sesame Street"-themed park near the mall features roller coasters, water slides and other rides. Stier also mentions that central to the action of this commercial region is a new development of luxury apartments, Atlee Square, with rental units available.
About 2 miles east of Forsythia Gate, there’s a smaller retail area with an ACME grocer and a few locally favored restaurants. The Bridge Coffee and Community emphasizes the meaning of bridge, connecting people together over brunch in cozy, woodland digs. Golden Dawn is a popular American and Italian diner that’s open until 11 PM, and Pizza Star has been the go-to for a slice since 1978. Bailey’s Bar & Grille is an Irish-inspired pub known for its ales, burgers and wings. For something sweet nearby, patrons order their cone or shake of choice from the window of Richman’s Ice Cream & Burger Co.

Outdoor fun at Forsythia Crossing Park
On the south side of the neighborhood sits Forsythia Crossing Park, a small area that offers a roller hockey rink, a playground with a swing set, paved walking trails and grassy field space. While it’s not the biggest park in Levittown, Forsythia Crossing Park puts on a show in the fall. Each September, Groovin’ at the Gates brings the community together for live music, food trucks and local vendors. Less than 2 miles east of Forsythia Gate, Cobalt Ridge Park is a narrow, 62-acre strip of green space with a playground and basketball court. Just north of there is Queen Anne Park, complete with a baseball diamond and a deeply wooded walking trail. And through the woods on the east side is the public Levittown Library.

Two-level ranch homes and Cape Cods in Forsythia Gate
The available housing inventory is incredibly low in Forsythia Gate, with only eight homes sold between 2023 and 2024. Some homes maintain the older charm of their original 1960s build, while others have completely remodeled interiors with modern appliances or updated exteriors featuring decorative stone facades. Typical styles include raised ranch-style homes and Cape Cods with A-frame designs, and many offer multi-car garages and fenced-in backyards. “The homes in Forsythia Gates have a nice, spacious first level, and most have a second level,” Stier says. “They’re all on a bigger lot than the rest of the town, too.” House sizes typically range from 2,300 to 3,500 square feet, and most lots are between a quarter and three-quarters of an acre. Houses may be hard to come by in Forsythia Gate, but when they are for sale, price tags generally stay between $440,000 and $670,000.

Public school options in the Neshaminy School District
Students living in Forsythia Gate are part of the Neshaminy School District, where each school filters into Neshaminy High School. They can attend kindergarten through fourth grade at Albert Schweitzer Elementary, graded a B-plus by Niche, before fifth through eighth grade at Carl Sandburg Middle, graded a B. At Neshaminy High School, which receives a B-plus rating, students can choose from a variety of clubs, including not only the traditional options like Choir and Debate but also more progressive ones like Culture Club, Future Medical Professionals and Podcasting Club.

Commuting to the city on Interstate 295
For commuter convenience, the ramp onto Interstate 295 can be accessed about a mile north of Forsythia Gate. And once on the interstate, Philadelphia International Airport is 30 miles away. For domestic flights Trenton-Mercer Airport is usually less than 30 minutes north. There are no bus stops within the neighborhood, but SEPTA services the surrounding areas. The Langhorne train station is 2 miles west of Forsythia Gate, which delivers passengers to Philadelphia in about 45 minutes.
