Levittown suburban living near park space and shopping

In 1951, Abraham Levitt & his sons mass-produced more than 17,000 homes about 25 miles outside of Philadelphia for soldiers returning home from the war. The real estate development company, Levitt & Sons, stuck to just six basic models for the tract homes, creating what we now consider to be modern suburbia. Once complete, Levittown was divided into dozens of smaller neighborhoods, Indian Creek being one. “Levittown in Bucks County actually straddles three different townships, with three different school districts,” says Melissa Centifonti, local and Broker/Owner with Realty One Focus Group. “It’s a very middle-class area.” The neighborhoods throughout Levittown attract homebuyers seeking that classic suburban atmosphere. And in classic suburban fashion, Indian Creek is characterized by sidewalks lining the roads, maple trees shading neatly manicured front lawns and retail just outside of the residential streets. “When I drive through Levittown streets, I don’t see anything but housing,” says Stacey Stier, a local Realtor with Realty One Focus. “But each of these neighborhoods has a little strip of something that separates them and makes them unique.” In Indian Creek’s case, this special touch is its pocket park, which is named for the community it serves.

Fresh air at the family-friendly Indian Creek Park

Centrally – and fittingly – located in Indian Creek is Indian Creek Park, a family-friendly neighborhood park that offers residents a local green respite. The paved trail that weaves around the park is popular for dog walks, the playground was remodeled in 2023 and the newly painted full basketball court features lights for evening games. “We’re beginning to replace all the satellite parks in each neighborhood,” says Brian Andrews, the Director of Parks and Recreation in Falls Township. “There’s a lot of emphasis on accessibility, especially for wheelchairs and children on the autism spectrum.” Cobalt Ridge Park is just west of Indian Creek, featuring a playground that was updated in 2022. In addition to the new play area, this long and narrow park has a full-court basketball court and a small creek that runs through the green space. On the northern end of Cobalt Ridge Park is the Queen Anne Ballfield, used by Levittown Little League. And next to the ballfield is the Levittown Public Library. About 3 miles east of the neighborhood, Pinewood Pool offers membership options for both Falls Township residents and non-residents. The pool is complete with a water slide and a shallow section with splash features. A mile from Pinewood Pool down Mill Creek Parkway is the Falls Township Community Park, which has a 3-mile paved walking loop, a playground, a skate park, athletic fields and courts that include a roller hockey rink. Parkgoers can also kayak or take an electric-powered boat onto Falls Township Lake. “Driftwood Adventures comes to the lake in the summer and offers paddleboard rentals from Memorial Day to Labor Day,” Andrews adds. Summer at the community park also signifies a free and well-attended concert series. “The concerts are played in the pavilion now,” Andrews says. “But we’re planning to add an amphitheater to the park and bring in even bigger acts for the community.”

Retail sections and dining along New Falls Road

"The Levittown neighborhoods are pretty much all residential,” Stier says. “The main roads around here, like New Falls Road and Edgely are where all the businesses are. They connect everything together.” On the south end of New Falls Road is Newport Plaza, a commercial area with discount stores, banks, salons, a pharmacy and a few restaurants with different flavors. Pier serves Japanese sushi and hibachi, and Taste N Take offers counter-serve Halal food. Hong Luck is a popular option for Chinese cuisine, while Hoagie Xpress is the local spot for a cheesesteak. Also located in this retail area is a Giant grocery store. Nearby, McStew’s Irish Pub has craft beer and live music in the form of a band or a DJ most nights.

On the north end of the neighborhood’s section of New Falls Road, there is an ACME grocery store and more dining options. The Bridge Coffee and Community is a cozy cafe that, like a bridge, connects people together over brunch in a cabin-like atmosphere. Golden Dawn is an American and Italian diner that’s open until 11 p.m., and Pizza Star has been serving slices since 1978. Bailey’s Bar & Grille is another Irish-inspired pub known for its ales, burgers and wings. Not far from there, Richman’s Ice Cream & Burger Co. has cones, shakes and other frozen treats. About 3 miles east in Tullytown, Levittown Town Center is another retail area that has big-box shopping like Walmart.

Original Cape Cods and Colonial-inspired expansions

Most of Indian Creek’s original Levittown houses from the 1950s have been updated or completely remodeled. While some homes still maintain the side-facing gable or dormer roof of the Levittown Cape Cod, others have been expanded into more contemporary or Colonial-inspired designs. Several of these new looks also include an attached garage and a re-landscaped front lawn. There is a low housing inventory, and homes typically sell within a week of being on the market. Properties range in size from 1,000 square feet to 2,000 square feet, and depending on the level of renovation, price tags generally stay between $310,000 and $470,000.

Project Lead the Way at Truman High

Students living in Indian Creek can attend Mill Creek Elementary, which receives a C grade from Niche, before advancing to Benjamin Franklin Middle, which receives a C-minus. Truman Senior High, graded a B-minus, was honored as a Project Lead the Way (PLTW) Distinguished School for the 2023-2024 year, recognized for its transformative learning experiences.

On the neighborhood's south side, Isabet Academy is an all-boys Islamic middle and high school, and its sister, Isabet Girls Academy, is located a couple of miles south in the town of Bristol. Isabet Mevlana Mosque accompanies these religious institutions, also located at the southern tip of Indian Creek. Other houses of worship that immediately surround the neighborhood include First Baptist Church of Levittown-Fairless Hills, First Presbyterian Church of Levittown and Emmaus Road Lutheran Church.

Commutes to Philadelphia via Interstate 95

The on-ramp to Interstate 95 can be accessed from the south side of Indian Creek, and once on the interstate, Philadelphia International Airport is about a 30-mile drive. SEPTA services the community, with several bus stops along New Falls Road. For train commuters, the Levittown train station is 3 miles east and the Bristol train station is 3 miles south, near Lower Bucks Hospital.
