Home prices fall below the city’s median
The median home sale price in Greendale is in the lower $300,000s, below Lexington’s overall median and that of Masterson Station and Sandersville, but above that of Highlands and Winburn-Griffin Gate. “The prices are a little bit lower on the northwest side of Lexington,” says Jennifer Sisson, a Realtor with Christie’s International Real Estate Bluegrass. Prices generally range from the upper $200,000s to the lower $500,000s. Homebuyers also pay an annual HOA fee between $175 and $200 that covers grounds maintenance. Condos are generally in the lower $200,000s, plus monthly HOA fees between $260 and $360 for insurance and water.
Commuters have quick access to highways and downtown
Greendale’s location is great for commuters because it’s near Interstates 64 and 75, and New Circle Road, which loops around the city, is 2 miles away. “It’s got very easy access to the highway. If you’re commuting to Georgetown, Frankfort or need to get to the airport, it’s very easy,” Sisson says. Georgetown Road leads about 5 miles to Downtown Lexington. The Lextran bus has a few stops in the area, providing a car-free option.
Which schools serve Greendale’s families
Greendale’s families are served by the Fayette County Public Schools district. Depending on where they live, kids can start at Coventry Oak Elementary School or Booker T. Washington Elementary School. Older students then attend Winburn Middle School and Bryan Station High School, which gets a B rating from Niche. Bryan Station High is part of The Academies of Lexington initiative, which organizes students into career-themed learning communities with pathways in areas like engineering, leadership and medicine.
Coventry Oak Elementary School is in the neighborhood.

Trails, horse parks and wide-open green space
Greendale is near some of northwest Lexington’s most popular green spaces. Masterson Station Park covers over 650 acres of countryside, with trails for walking or cycling and an equestrian facility that offers public riding lessons. The over 200-acre Coldstream Park is known for its dog park and access to the Legacy Trail, a 12-mile path connecting downtown Lexington and Kentucky Horse Park, an equine educational park that’s home to the International Museum of the Horse. Coventry Playground is a quieter spot within the neighborhood, where playground equipment is surrounded by an open field.
