Growing Lexington community with a blend of classic and modern charm
The Highlands neighborhood in Lexington is comprised of several smaller communities and a blend of housing styles. Subdivisions featuring 21st-century builds and blocks of midcentury-era homes are common here. Older homes (think 1950s into the 90s) tend to come with larger lots and their interiors emphasize natural light and airflow. Many of these homes have undergone renovations which offers buyers “the best of both worlds,” says Norm Biller, the principal broker of Biller Homes. “It’s a great opportunity for buyers who can come in and get an affordable home that’s been redone. And it also brings in younger families that are like, ‘Hey, I can get an updated home here,” Biller adds. The Highlands is also a growing commuter neighborhood. Residents here enjoy quick access to thoroughfares like New Circle Road and the recently extended Citation Boulevard. The Eastern State Hospital opened in the Highlands in 2013 and the neighborhood will also soon be home to one of the first Publix stores in Fayette County. “It’s getting nicer and nicer and more popular,” Biller says.

A mix of midcentury and contemporary builds
The Highlands’ four subdivisions sit just north of an industrial sector, which is separated from the communities by Georgetown Road. Two of the subdivisions—the Belmont Farm and Coldstream Station—consist primarily of modern housing options dating back to the 2000s. Styles range from contemporary Traditionals to Craftsman and Colonial Revivals with built-in two-car garages and prominent vinyl and brick exteriors. Highlands Park and Oakwood subdivisions feature many brick ranch-style houses dating back to the 1950s, while several homes in Oakwood sit atop small knolls and feature distinct touches like mansard roofs. In these two areas, lots are smaller, often no larger than a quarter-of-an-acre, and their footprints are modest, ranging from under 1,000 square feet to 2,000 square feet. Most homes in the Highlands cost between $200,000 and $300,000, but a few of the smallest ones can go for as low as around $140,000.

The Highlands community is close to several dining options. Rose & Jim’s Bar & Grill serves up comfort foods and provides outdoor seating plus games like pool and darts; and the Tachibana Japanese Restaurant serves authentic cuisine from the land of the rising sun. Zaki Mediterranean, located in a small but colorful building, has options like falafels, hummus dips and lamb gyros. Those looking to dine and drink in an upscale spot can visit the Marriott Lexington Griffin Gate Golf Resort & Spa. The Bluegrass Bistro is among the hotel’s restaurants and specializes in farm-to-table meals. The hotel is also on the famous Kentucky Bourbon Trail, where guests can sample whiskeys from its many bourbon machines. Another popular spot is the Sedona Taphouse, where many enjoy drinks at the bar and American classics. ALDI and Walmart are the nearest chain grocery stores, while Supermercado Aguascalientes sells authentic Mexican food products.

Neighborhood parks and close to Legacy Trail and Lexington Cemetery
Both Highlands Park and Oakwood Estates have neighborhood green spaces with basketball courts. While Highlands Park features a playground, and Oakwood Park has a baseball field and a picnic pavilion with grills. Coldstream Park provides trails and pond views and is popular with dog owners. The 12-mile Legacy Trail passes by Coldstream Park and is popular with local cyclists. The Highlands neighborhood is also only a few miles north of the historic Lexington Cemetery. Not simply a resting place, many tour the cemetery for its scenic views and pristine landscaping. The site becomes quite picturesque in the spring when trees like its crab apples and dogwoods are in bloom. Although Highlands is closer to the private Griffin Gate Golf Club, many play on the public Kearney Hill Golf Links’ 18-hole course.
There are many back roads that you can take a bike ride along in Highlands neighborhood.
Across the street from Highlands neighborhood is a beautiful lake that you can enjoy.

Community-oriented activities at Coventry Oak Elementary
Students here may start at Coventry Oak Elementary School in the neighboring community. The school receives a C-plus grade from ratings site Niche and offers several community-oriented programs like the REAL Read initiative, a district-wide elementary literacy mentorship program, and an All Pro Dad chapter, which promotes involvement from fathers during early education. This area is also zoned for the B-minus-rated Winburn Middle School and Bryan Station High School, which received a B grade from Niche. Bryan Station High’s distinct extracurricular activities include a hiking club.

Quick access to several Lexington commuter roads
Although many here commute via car, the Lextran has several bus stops located along Georgetown Road. Both Georgetown and Newtown Pike go toward downtown Lexington, which is about 3 miles south of the Highlands area. New Circle Road leads to the Blue Grass Airport, about 7 miles west of the neighborhood and “New Circle’s one of the quickest ways to get around,” says Bob Sophiea, lead agent at New Home Collective with eXp Realty. Interstates 64 and 75 provide direct routes to the state capital and the regional shopping destination of Hamburg. “The interstate can take you anywhere really conveniently. Hamburg doesn’t seem like it would be really close, but you can hop on 75 and go down to Hamburg really quickly,” Biller says. In addition to Eastern State Hospital, many here get medical care at the UK Good Samaritan and Albert B. Chandler hospitals near downtown. Highlands is also home to the Rood & Riddle Equine Hospital.
Major local festivities at Clarion and Marriott hotels
This community's proximity to the group of hotels off Newtown Pike and Interstate 64 puts many here close to several festivals and conventions. The Kentucky Horse Park and the Clarion Hotel host BreyerFest each July, a massive event that draws thousands of collectors of Breyer model horses. The nearby Lexington Marriott Griffin Gate Golf Resort & Spa hosts BourbonCon, where whiskey fans can sample spirits from well over 30 distilleries.
