Kenwick is a close-knit, walkable neighborhood with charming homes

Lexington ’s Kenwick neighborhood offers Craftsman architecture, highly rated schools and walkability just southeast of downtown. It’s a close-knit community known for events like Porch Fest, and residents also gather regularly at the neighborhood’s coffee shop, market and community center. The Warehouse Block, known for its locally owned restaurants, is within walking distance. With lower price tags than nearby communities like Ashland Park and Chevy Chase, Kenwick is considered an affordable entry point into one of the city's most desirable areas.

A celebration of the Craftsman bungalow

Craftsman bungalows dominate the housing landscape in Kenwick, so much so that the neighborhood association hosts the Kenwick Bungalow Tour each year to show off the community’s architecture. Most homes here were built in the 1920s, and some are Sears kit houses, which people could order from a catalog and build themselves. Front porches are common, and the neighborhood’s mature trees make for shady yards and stunning autumn color. Though less common, you can also find Cape Cods and cottages throughout the area, and there are even some new construction homes built to match the neighborhood’s Craftsman style.

How much it costs to live in Kenwick

The median home sale price in Kenwick is in the lower $400,000s, above Lexington’s overall median but below that of nearby neighborhoods like Ashland Park, Chevy Chase and Fairway. “It's what's known as a starter home area for 40502,” says Realtor James Turek with Bluegrass Sotheby’s International Realty, referring to one of Lexington’s most desirable zip codes. In general, neighborhood homes smaller than 2,000 square feet cost between the mid-$200,000s and the mid-$500,000s, while larger homes can cost between the upper $500,000s and the mid-$900,000s.

Annual events help neighbors connect across generations

In addition to the Kenwick Bungalow Tour, there are several other ways this close-knit community spends time together. These include:

  • Kenwick Porch Fest, a one-day music festival when local bands play on people’s porches
  • The Kenwick Community Yard Sale, a day when residents hold yard sales throughout the neighborhood
  • The Kenwick Neighborhood Block Party, a day of local vendors, food trucks and kids’ activities
Brandon Carpenter, who co-owns Carpenter Collectibles on Cramer Avenue with his brother, says, “There are a lot of older residents that have been there and owned their homes for probably 50 years. Now, it’s got a lot of new, younger folks moving to the area.”

Restaurants and markets are within walking distance

When you want to grab a bite to eat, there are a couple of spots to go to in the neighborhood, and you’re also within walking distance of National Avenue, also called the Warehouse Block. Popular restaurants include:

  • Kenwick Table, a coffee shop and wine bar that hosts open-mic nights and live music
  • Wilson’s Grocery & Meat, a market with a local focus that is known for its freshly made sandwiches
  • Blue Door Smokehouse, a barbecue restaurant known for its brisket
  • La Petite Délicat, a bakery specializing in macarons
  • Epping’s on Eastside, an upscale restaurant serving food made from locally sourced ingredients
The Lexington Farmers Market sets up on the Warehouse Block on Tuesdays and Thursdays, and you can get groceries from Kroger nearby.

Where to go for indoor and outdoor recreation

For recreation, you have plenty of nearby options. The Kenwick Community Center is a central gathering place that offers pickleball, a game room and a weight room. Kenwick Park, which has a playground, is just across the street. The neighborhood also has a community garden at the corner of Owsley and Cramer Avenues, where volunteers put out free vegetables and flowers each Saturday. Nearby, Woodland Park offers plenty of green space, and Idle Hour Country Club is home to a private golf course.

Which Fayette County schools serve the area

The highly rated Fayette County Public Schools district serves the neighborhood. Kids can start at the highly rated Ashland Elementary School in Mentelle, then go to Lexington Middle School in North Limestone. Older kids can go to the highly rated Henry Clay High School in Lakeview Estates. Families can also apply to the district’s magnet schools and specialty programs, such as Maxwell Spanish Immersion Elementary School in Aylesford Place and the School for the Creative and Performing Arts at Bluegrass, called SCAPA for short, in Picadome.

Residents have quick access to downtown and New Circle Road

Commuters can drive the 2 miles to Downtown Lexington in around 10 minutes. Richmond Road, which borders the neighborhood, leads right to downtown, and it also leads to New Circle Road, the main artery around the city. The University of Kentucky, which is a huge employer, is just under 2 miles away. If you want to bike, you can get to UK on residential streets, but getting downtown may be more difficult since Richmond Road’s bike lanes end at Hanover Avenue.
