Why River Park appeals to commuters and budget-conscious homebuyers

River Park is a south Lexington suburb that’s a favorite of commuters. It sits between New Circle Road and Man o’ War Boulevard, the city’s inner and outer beltways, making trips to other parts of Lexington relatively simple. When you need to go to Downtown Lexington, it’s just a 6-mile drive up Tates Creek Road. The homes here are usually more affordable than nearby neighborhoods, so you can often find a comparative deal on a ranch-style home with a yard within walking distance of Millcreek Elementary School and River Hill Park. A nearby shopping center means you don’t have to go far for groceries or a bite to eat, but if you want more variety, Fayette Mall and the Hamburg Pavilion are a short drive away.

What home styles and prices to expect in River Park

Most homes in River Park are brick ranch-style houses built from the 1970s to the ‘90s. These often have finished basements and outdoor patios. You’ll also find some split-level and colonial-style homes. Condo and townhouses are available throughout, and there are also apartments for renters. If you’re looking to buy, the median home sale price in River Park is in the lower $200,000s, below Lexington’s overall median and that of nearby neighborhoods like Belleau Wood, Gainesway and Southeastern Hills. You can usually find:

  • Detached single-family houses from the upper $100,000s to the upper $300,000s
  • Townhouses from the mid-$100,000s to the lower $200,000s
  • Condos from the lower $100,000s to the lower $200,000s
If you buy a townhouse or a condo, you’ll also have to pay a monthly HOA fee, typically between $130 and $300, that covers ground maintenance and insurance.
