When you turn into the southeast Lexington neighborhood of Shriners, the city melts away into a park-like setting of spacious homes, manicured lawns and tree-lined streets. The neighborhood gets its name from the former Shriners Children’s Hospital, a large brick building that faces Richmond Road and still offers pediatric healthcare under new owners. It’s the only part of the neighborhood that isn’t a home or a park, but highly rated schools and Chevy Chase ’s restaurants and shops are within a mile.

Most of the homes in Shriners are stately ranch-style houses with sprawling layouts. Most were built between the 1950s and ‘70s, and while you can find some that have stayed with their original owners and need updates, plenty have been remodeled with luxurious finishes. Other common styles include Colonial Revival and Cape Cod. Lots average around a third of an acre, so the houses sit far back from the street and have room for backyard swimming pools or large patios. The homes have paved driveways, and some have attached garages. Townhouses and condos are also available.

The median home sale price in Shriners is in the upper $800,000s, above Lexington’s overall median and that of Ashland Park, Chevy Chase and Lansdowne Shadeland East. “It’s 40502. It's probably one of, if not the, most desirable areas in all of Lexington,” says James Turek, a Realtor with Bluegrass Sotheby’s International Realty who’s sold homes in the area for around 16 years. “Something hits the market, and it will get multiple offers if it's priced correctly.” Homes in need of updates can cost between the lower $500,000s and upper $700,000s, while remodeled homes can cost between the lower $800,000s and around $1.4 million. High-end properties with spacious layouts can go for more.
How living near a medical facility affects life here
Looking out over Richmond Road, the former Shriners Children’s Hospital is now home to Easterseals Bluegrass, a nonprofit that partners with the University of Kentucky’s Children’s Hospital to provide services to kids with complex health needs. The hospital’s campus is surrounded by green space, buffering it from the neighborhood’s residential areas, and it’s as much a part of the community's fabric as its tree-lined streets. The hill that slopes from the hospital to Richmond Road is a popular spot for sledding in winter and for watching Fourth of July Fireworks in summer.

The highly rated Fayette County Public Schools district serves the area, and Shriners’ families are within walking or biking distance of Cassidy Elementary School, Morton Middle School and Henry Clay High School, which all get high ratings. The district also offers application-based magnet schools and specialty programs. If you’re interested in private schools, Christ the King School is nearby, and the highly rated Sayre School is in Downtown Lexington.

Multiple commuting options near Richmond Road and New Circle Road
Shriners’ location on Richmond Road makes it easy for commuters to get around. The 3-mile drive downtown takes about 10 minutes, and the roughly 2-mile drive to the University of Kentucky takes between 5 and 10 minutes. Commuters can also bike or take the Lextran bus. “The good thing about Shriners is you’re very close to downtown without being downtown,” says Lexington Councilmember Liz Sheehan. “You can easily walk or bike down Richmond Road to get to events and things that are going on.” New Circle Road, which loops around the city, is just over a mile away.

When you want to get outside, there are several parks and recreational spaces nearby. These include:
Clay’s Spring Park, a preserved historic spring surrounded by pollinator gardens
Lakeview Park, a walking path through the woods
