Live close to restaurants, hospitals and the University of Kentucky
Most who live in South Broadway Park are University of Kentucky (UK) students and staff, or hospital workers who choose the neighborhood due to its convenient location. "With such close proximity to UK, it's a great option for students walking to campus and people who want to be close to the hospitals," says Realtor Andrea Coughtry. The neighborhood has a mix of apartments and single-family home options and is almost entirely occupied by renters. The community's urban locale means living alongside chain and local restaurants that line South Broadway and for most students, convenient access to food and the university are top priorities when choosing where to live. South Broadway Park guarantees both.

Dine on South Broadway and take the bus to the Fayette Mall
South Broadway is the main dining strip closest to the University of Kentucky campus and students frequent the area on the daily. Here, you can spot folks picking up coffee from Starbucks, eating a quick lunch from chains like Cook Out or Buffalo Wild Wings, or after class, grabbing dinner at local spots like KSBar & Grille —which serves wings and always has UK Cats games showing on their TVs — or at Jalapeno's Restaurant, known for its chips, salsa and margaritas. Between Sonic Drive-In's milkshakes, Dairy Queen's Blizzards and Andy's Frozen Custard, there are plenty of options for ice cream lovers too. For late-night grub or a Sunday morning brunch, Coughtry recommends Tolly-Ho, a longstanding 24-hour diner frequented by university students. Those who prefer to cook at home benefit from having Yu Yu Asian Supermarket and Sam's Halal Market and Butcher on the neighborhood's south end. For retail shopping, the Fayette Mall, home to nearly 200 retailers, is just 5 miles south. The Lextran bus provides a direct route down Nicholasville.

Campus-view apartments and early 20th-century cottages
Apartments make up more than half of South Broadway Park's real estate, providing convenient options for student renters living with roommates. "There are large campus-view apartments there with a mix of renters and individual owners," Coughtry says. "The rest of the neighborhood has relatively small single-family homes." Single-family homes comprise approximately 10% of real estate here and typically feature early 20th-century cottage designs with wood siding and small front porches. Some blocks do not have sidewalks, presenting a challenge to pedestrians despite the neighborhood's overall walkability. The average home value here is around $250,000 less than the average for the Lexington metro area and most homes are valued between $100,000 and $200,000. The market moves quickly in South Broadway Park, with homes selling after an average of 2 days compared to the national average of 44.
