Urban community rooted in history
Known for its collection of 19th-century homes, many of which are fashioned with blue-gray Kentucky limestone, the historic community of Woodward Heights maintains its charm in the midst of modernity. Located just a mile from Downtown Lexington, this neighborhood takes pride in providing respite from its urban counterparts nearby. “Its walkability, to the Rupp Arena, home of the Kentucky Wildcats basketball team, and to everything else downtown helps make it a unique neighborhood,” says Becky Reinhold, Managing Broker and VP of BG Sotheby’s International Realty. Historic landmarks like the Botherum House—an 1851 Greek Revival-style home—contributed to the community's earning a spot on the National Register of Historic Places in 1980. Today, neighbors can be seen walking to Wildcats games in the fall or attending Fountain Films at Triangle Park on Friday nights throughout the summer. With a deep-rooted history and a prime location just west of downtown, Woodward Heights is not a neighborhood to overlook.

Greek Revivals and Kentucky limestone
The real estate market in Woodward Heights is competitive due to its limited inventory, historic architecture and proximity to downtown. Many homes here were constructed in the early 19th century, and feature styles ranging from modest bungalows to the larger Greek Revivals and Queen Anne designs. With an average sales price of $400,000, homes here cost nearly $40,000 more than most properties within the Lexington metro area. Renovated historic homes tend to have higher price points. “You could potentially snag one that needs a full renovation in the low to mid $400,000s with fully renovated homes topping out at $1 million or higher," Reinhold says. While single-family homes primarily dominate the area, townhouses are also available and cost between the high $100,000s to upwards of $400,000. Homes in Woodward Heights often feature small lawns with paved entryways and detached garages. Streets are lined by sidewalks, connecting neighbors to one another throughout the community.
The most well-known home in Woodward Heights is the Botherum House, which dates back to 1851.

For a dose of history, a visit to the Mary Todd Lincoln House is also just a mile away. Here, visitors can explore the childhood home of the 16th First Lady of the United States. The Botherum House is the most well-known residence in Woodward Heights and was originally built in 1851. Originally designed by 19th-century Kentucky architect John McMurtry, the home is a mixture of Greek and Gothic revival styles, with a facade built entirely from Kentucky limestone.

A wonderful neighborhood, with lovely historical homes. Only one block away is being built a new park with walking area, dog park, water areas, etc. Park will open summer of 2025. Good idea to buy into this area before park opens as values will probably increase dramatically then.
