Big-city benefits while living in Lexington horse country
In 1958, Lexington created the first Urban Service Boundary in the United States, a preventative plan to preserve Kentucky horse country from development due to urbanization. While only 7 miles from the city's center, Yarnallton sits outside the USB and, as such, retains its rural identity without threat of future suburban sprawl. Farms, parks and golf courses dot the landscape. "The biggest thing about Lexington is it's always had a really good balance between a country feel and a city feel," says real estate investor Steven Moore. "I saw an emu and alpacas the other day." Further, living farther away from the city doesn't mean sacrificing quality education as Yarnallton students attend highly regarded schools in the Lexington area. Yarnallton provides the perks of rural living while still having access greater Lexington's offerings.
Farmland protected by the Urban Service Boundary
People move beyond the city- and to Yarnallton specifically - for protected farmland, according to Realtor Bob Sophiea with eXp Realty, LLC. "The USB was done to protect the farms, pretty much securing any land over 10 acres outside of Man o' War," he says. Listings in Yarnallton vary widely, from undeveloped single-acre plots for $125,000 to $10 million historic estates on nearly 400 acres. A budget between $500,000 and $1 million can typically buy up to 10 acres, while $1 to $4 million can buy up to 50 acres. Whether looking for an already-built home or land to make their own, buyers can typically find what they want in Yarnallton but will pay a bit more. Long-term real estate investor Matt Moore says, "Houses are a little bit more expensive, but in terms of the United States in general, it's pretty affordable."
