The thought of living in a city center might evoke a sense of pricey homes or nightmarish traffic. Or both. But in Central Lima, neither is case. “It’s one of the top five neighborhoods in Ohio for affordable housing,” says Realtor Veronica Fox of Superior Plus Realtors. “It’s still a seller’s market, but Lima has very affordable homes compared to other cities, and even other states.” Buyers can get a three-bedroom home for under $200,000 and have a five-minute commute to work while still being in the heart of the city. Surprisingly, First Street gives the community a “calm” score for the lack of noise pollution. Its residential streets are a short drive from any needs, and the bus follows a straightforward route across town that lasts 10 minutes at most.

Affordable cottages and bungalows
Central Lima’s gridded residential streets feature the occasional narrow sidewalk. Lots are average less than one-tenth of an acre. Bungalows and cottages are the norm here, averaging three bedrooms and between 1,000 and 1,500 square feet. Because the space between these homes is minimal, attached garages and other amenities are rare. That said, these homes are competitively priced, considering they are at most 1 mile away from downtown. Buyers can snag a fixer-upper for as little as $30,000 or a turnkey property for $215,000 on the high end.

The bus is quite convenient
Central Lima’s residential streets are “somewhat walkable,” per First Street. The Allen County Regional Transit Authority serves the neighborhood, with bus routes running along Route 81 and Market Street towards the city center. The 2-mile bus ride lasts about 10 minutes. Otherwise, the drive takes just five minutes by car.
A bite to eat along Woodland Avenue
Sit-down restaurants are less prevalent here, but two do appear at the Woodland Avenue and Route 81 intersection. Residents can have a meal at Ginger Asian Kitchen or Jerry’s, the local deli. There’s also a Lee’s Famous Recipe Chicken and a Dairy Queen for quick bites. Pappy’s Lounge is a good spot for evening karaoke over drinks. Groceries are more difficult to come by, with the nearest being the J & E Haitian Caribbean Store on Spring Street, which sells dry goods, canned products and bottled beverages. Dollar General is also close by for household items.

Small parks are close by
Immediately west of the neighborhood sits Baxter Park, a small field fit for a picnic or reading a book. For other options, residents will have to look outside the neighborhood. One such spot is Faurot Park, nearly a mile south of the community. Park Drive encircles the green space where people walk their dogs. Kids can explore the playground while teens skateboard the perimeter. There are also two ball dugouts at either end.

Attending class in Central Lima
Students can attend Heritage Elementary, rated C by Niche. Fifth through eighth grades are divided across two middle schools, Lima North Middle and Lima West Middle, which both get a C-minus from Niche. Lima Senior High rounds out the list with a C-plus and offers CTE and English Language Learning programs.
Lima's wastewater
Although Central Lima has no immediate environmental concerns from flooding, fires and the like, it did have an issue with wastewater a decade ago. As part of a settlement in 2014 with the federal government over sewage releases into the Ottawa River, the city more than doubled its wastewater treatment capacity while also removing and replacing affected trees along the river. In total, the work cost an estimated $147 million over 10 years. In 2022, the Ohio Water Development Authority granted the city $5.82 million for its wastewater treatment plant.
