Lima's spirit comes alive on its Eastside
Historically a marshy frontier town, a manufacturing hub and a post-industrial Rust Belt city, the city of Lima has a long and varied history dating back to the 1830s. Eastside Lima tells the story of the wider city through its historic downtown section, its preserved wetlands and its early-to-mid-20th century housing stock. “There’s a lot of new development happening in downtown Lima," says Realtor Seth Ciminillo with the Dye Real Estate & Land Company. "They’re continuing to develop the central district and bring capital development to the area.” An artistic and retail-focused southern tier meets with a nature-heavy and primarily residential northern section to provide residents with a balance of downtown recreation and outskirt tranquility.

A small retail scene in a historic downtown
The Eastside may derive its name from its location along Lima’s eastern boundaries, but a significant section cuts into the heart of the city. The four-block stretch between Central Avenue and West Street is home to a small retail scene that combines boutique shops with local restaurants. Kewpee Hamburgers has been in business since 1928, serving up little pieces of Lima history with each patty. “The brand-new Spring and Main development has duckpin bowling and entertainment options, an Italian restaurant and even a really nice taco place with rooftop seating and a bar," says Ciminillo. "That development is great for this area.” Old City Prime provides an upscale atmosphere for diners who desire musical accompaniment to their meals. “Two blocks over from Old City Prime, you have the Central District, a collection of three buildings with different restaurants like the Social House, a shared coworking space, and a mixed-use development building that has a chocolate shop, coffee shop, and a bakery," Ciminillo says. "It’s a really cool building that’s been redeveloped.” Ruler Foods, together with local markets like Corner Grocery, sit within blocks of Eastside’s downtown and residential areas alike.

Recreation centers around a 25-acre lake
The 69-acre Schoonover Park has served as the Eastside’s center of natural recreation since its donation to the city in 1937. The southern end of the lake is home to the park’s basketball court and a tree-shaded playground, while waterside pathways form a loop and run past the Lima Astronomical Society’s public observatory. Trails also lead from this park to the Ottawa Metro Park well beyond the Eastside’s northeast corner.

Vintage homes line Eastside's sparse streets
Lima’s oil-producing and industrial heydays during the early 20th century led to a massive homebuilding boom, and the Eastside may come across as being frozen in time due to its abundance of vintage residences. Many of the Eastside’s properties date from 1900 to the 1920s and from the 1950s to 1970s, two periods of Midwestern industrial growth. Ranch-style homes and Foursquare houses have dominated the local housing market for over a century, retaining an old-timey charm. However, old age often correlates with a need for renovation. Homes can sell for between $34,000 and $470,000, the condition of the house playing a central role in creating this broad range. North of Schoonover Park, most streets feature an abundance of greenery and lawn space while lacking sidewalks. Homes closer to downtown Lima often have sidewalk access and much fewer neighboring properties.

Glee music is thriving at Lima's high school
Eastside’s students may start their education at Independence Elementary School, which receives a C rating from Niche. Middle schoolers go on to attend the C-minus-rated Lima North Middle School from grades 5-6 and the C-rated Lima West Middle School from grades 7-8. Though the popular television series “Glee” may have been set in a fictional Lima high school, the C-plus-rated Lima Senior High School has robust musical programs of its own, including several choirs, a marching band and even jazz and symphonic bands.
Independence Elementary is a public elementary school that houses students Pre-K through grade 4.
Lima North Middle School houses students grades 5 and 6 with a student teacher ration of 12 to 1.

Easy access to Lima's conveniences
As Lima’s economy is largely focused on local services like retail and healthcare, major conveniences are easily accessible from Eastside. Kindred Hospital is less than a 2-mile journey down North Street, while the Lima Mall is less than 4 miles up State Route 309. Most residents drive, although the Allen County Regional Transit Authority (ACRTA) operates bus routes within the city.
Lima Mall in Eastside Lima has plenty of shopping options including department stores such as JC Penney.
