An old section of Lima facing the effects of deindustrialization
Once the site of the Lima Locomotive Works, Southside Lima has a history intertwined with local industry. Since its manufacturing heyday in the early 20th century, the neighborhood shares some of the socioeconomic struggles faced by other Rust Belt communities as deindustrialization took over Ohio. But lower property values and a promising future make the Southside a viable alternative to Lima’s pricier downtown. “The Southside is getting a lot of redevelopment," says Realtor Seth Ciminillo with the Dye Real Estate & Land Company. "People are going in there to fix up homes and improve housing and living conditions. More and more capital development is hitting Southside Lima.”

Vintage properties offer investment and renovation opportunities
The Southside’s oldest homes were built from 1900 to 1920, although a handful of 1960s and ’70s properties share the streetscape. Ranch-style, Foursquare and bungalow styles remained popular over the years, and the quiet residential streets often feature abundant foliage, sidewalk access and expansive front lawns. Some homes have fallen on hard times and are now in need of renovation; however, with home prices ranging from $15,000 to $112,000, many are ripe for investment opportunities. Other properties were renovated as recently as the early 2020s, featuring new carpets, new roofs and other upgrads.

Two parks offer space for outdoor recreation
The Southside is bordered by green spaces on two sides. Cook Park to the north includes a tree-shaded bike path and a playground. To the south, Foundry Park has pathways that loop around a small lake and connect to three basketball courts, a baseball diamond and a playground. The Southside is also just a 5-minute drive from parks along the Ottawa River, where sports facilities and riverside biking trails are open to the public.

Students learn in a musical atmosphere at Lima Senior High
“The Southside is in Lima’s school district, which has a really good sports program. This year, they had a great basketball team that went far,” Ciminillo says. Students start their education at Unity Elementary School, which receives a C rating from Niche. Lima North Middle School scores a C-minus and Lima West Middle School a C. Lima Senior High School, which scores a C-plus, has a wide selection of audition-only music programs, from a jazz band to men's and women’s choruses. The school’s musical tradition was made famous by the hit television series “Glee,” although the name of the high school was changed for the show.
