A community where all stay involved
Lima, Ohio, isn’t known for historical monuments or a major metropolitan atmosphere. But its Westgate neighborhood has no shortage of small-town charm and pride. “We have a lot of locally owned businesses and unique restaurants,” says Realtor Veronica Fox of Superior Plus Realtors. “We have some good things going on downtown that are attracting families.” Citywide events aren’t just based around holidays or even the seasons. “Our Chamber is so involved in so many things,” says Realtor Sheila Custer of Howard Hanna Real Estate Services. “I love Lima. There’s stuff to do all the time, but you have to venture out.” Route 81 passes through the residential streets, offering a brief and straightforward commute into town. The homes themselves tend towards the affordable side, with bites to eat and parks nearby.

Downtown Lima is always busy
For a city of 34,000 people, visitors could be forgiven for assuming events aren’t common here. They range from calm theater gatherings to busy weekends on a closed-off block downtown. Each May, the owner of Alter Ego Comics participates in a big way in a national event called Free Comic Book Day. “They shut off the block to traffic outside his business,” says Custer. “There’re vendors, people streaming around…I see kids dressed as Spider-man. There’s so much to do.” Another hit is the Groupie Movie Series, a family-friendly showing at the Lima Civic Center. Hit films are shown at a reduced price, with a twist. “They’ll bring in older movies like Frozen, and you get to dress up,” says Custer. “In winter, it’s really cheap compared to our average movie theater.”

Midcentury homes with an affordable price tag
Intersecting residential streets form patchworks on either side of Route 81, some with sidewalks and some without. Lots averaging a tenth of an acre are neat and manicured, with homes built during the middle of the 20th century. Although the space between the homes is narrow in most cases, most homes also have a private driveway and attached garage. Buyers can get a three-bedroom ranch-style or foursquare for between $130,000 and $215,000.

For something quicker, there are fast food spots in either direction. The shopping center sits half a mile west with a Walmart Supercenter and a Runnings department store anchoring it. Faurot Park is the next closest, about 1 mile south. This dog-friendly area has a diamond on which to play ball and a small playground for kids. Wastewater concerns
Although Westgate has no immediate environmental concerns from natural disasters, it did have an issue with wastewater a decade ago. In 2014, the city settled with the federal government over sewage releases into the Ottawa River. Afterward, the city more than doubled its wastewater treatment capacity while also removing and replacing affected trees along the river. In total, the work cost an estimated $147 million over 10 years. In 2022, the Ohio Water Development Authority granted the city $5.82 million for its wastewater treatment plant.
