Cheney provides a small-town feel close to the city
Cheney was a product of the Industrial Revolution, a bygone village that sprouted around a 19th-century railroad station. The village was once home to amenities like a school and a post office, though its population never exceeded 49. Today, Cheney remains frozen in time, still an unincorporated community just beyond Lincoln’s southeast outskirts. The area offers established homes and roomy lots in an environment that feels insulated from the suburban sprawl nearby.
A rustic atmosphere right by Nebraska’s capital
Cheney fans out just off Nebraska Parkway, one of Lincoln’s main thoroughfares. Still, the area features mostly gravel roads, which wind past homes built in the early 1900s in some cases. Other houses here date to the 1970s and 1980s. “It has a real small-town vibe to it,” says Eric Lemke, who’s the managing broker at Nest Real Estate and has more than 20 years of real estate experience. “A lot of older homes. It’s kind of secluded from the population growth in Lincoln as of right now.”
Bungalows, colonials and ranch-style options are most common. Residents get more space when compared to some of the Lincoln area’s more modern developments, with lots that often span at least a quarter-acre. Homes here sell for prices from the mid $300,000s to the low $400,000s at the moment. However, Lemke predicts that new development could be in the Cheney area’s future, spurred in part by the Lincoln South Beltway, which opened in 2022 and connected U.S. Highway 77 with the Nebraska Parkway. “It’s going to be filled up all the way around there with development at some point,” Lemke says.”

School options can vary
Most of Cheney is part of the Norris School District, which includes elementary, intermediate, middle and high schools on a shared campus roughly 15 miles away. The district’s George W. Norris Elementary School is top-rated, and highlights weekly “Titan Gems,” celebrating students who show good character. Some addresses in Cheney fall into the top-rated Lincoln Public Schools system. Both districts allow students and their families to apply for out-of-district transfers through Nebraska’s statewide Enrollment Option Program.
Students in Cheney can attend the top-rated George W. Norris Elementary School.
Norris Middle School serves students in grades 6 to 8.

Nearby plaza can be a one-stop shop for shopping and dining
As secluded as Cheney feels, residents need only to drive around the corner to Nebraska Parkway and up to the sprawling Prairie Lake Plaza to reach multiple stores and restaurants. The plaza is just about a mile away and features Sam’s Club, Walmart and Menard’s. Restaurants in Prairie Lake include:
Los Cabos Mexican Grill, whose margaritas and burritos are popular
The LNK Grill, where the pizzas and wings are among the top sellers
Big Red Restaurant & Sports Bar, where you can grab a burger and play Keno, a type of lottery game
Locals can keep going up Nebraska Parkway for more options, including The Home Depot and Lowe’s and eateries like Mi Tierra Family Mexican Restaurant and Ginger Grill, a Mongolian grill and sushi spot.
Menards is among the multiple big-box stores just outside Cheney.

Jensen Park near Chaney is a work-in-progress but offers baseball fields for all.
Area parks provide recreation with room to grow
Cheney residents are just about a mile from Lincoln’s 190-acre Jensen Park. The space includes a pair of ball fields now, but is also designated as a “Future Community Park.” “That simply means that when new housing growth meets a certain level identified in the City’s 10-year plan, the park will then be developed with more amenities, like playgrounds, shelters, upgraded baseball fields and other sports fields,” says Jamie Granquist, an office specialist with Lincoln Parks and Recreation, who lives close to Cheney. Edenton South Park, about 3 miles away, offers a playground and a basketball court. The area’s Pine Lake Golf & Tennis club features a nine-hole par 3 course that’s open to the public, plus tennis and pickleball courts that are available for rent. Locals can make the 5-mile trip to Holmes Lake Park to fish or to hit the 11-mile Billy Wolff Trail, a paved path that winds through the city.
Nebraska Parkway provides a path to the rest of the Lincoln area
Nebraska Parkway is one of the main ways to get both in and out of Cheney. Commuters can take the parkway to 56th Street and then Normal Boulevard for trips toward downtown Lincoln, 9 miles away. The Lincoln Airport is a 15-mile trip on the parkway and U.S. Highway 77. The CHI Health Nebraska Heart Hospital is 1 mile away, adjacent to Prairie Lake Plaza.
