Founded in 1891, College View is more trendy than traditional

College View neighborhood was named for its location surrounding Union Adventist University, a small, private college founded by the Seventh-day Adventists in 1891. The four-square-mile southeast Lincoln neighborhood, with about 7,500 residents, grew up around the 50-acre college and was designed with elements of a small, semi-urban village. Turn-of-the-20th-century homes and midcentury modern residences feature wide sidewalks and mature hardwood trees. Residents can easily walk or bike to neighborhood parks, retail pockets and primary schools. College View is home to a mix of students, professors, young professionals and families. Buyers and renters will find a mix of apartment buildings, rental homes and owner-occupied midcentury modern homes. Buyers seek out College View for its price-competitive housing, family-friendly neighborhood and proximity to the university. “I’ve sold homes to several local business owners in College View. It says a lot about the strength of a community when business owners live where they work. The vibe here is pretty unique with a college campus, an emerging retail corridor and well-loved schools and parks,” says Matt Kirkland, Owner of Realty Works and a Lincoln real estate agent for over 20 years. While most homes are ranch-style and split-levels, built from the 1940s through the 1970s, College View also features pockets of original homes from the late 1800s and brand-new single-family dwellings.

Shopping and Dining

The Mill Coffee & Tea on Prescott Avenue is one of four of these family-owned bistros in Lincoln. Located in a historic building from 1910, it’s known for its unique décor and loyal following. Realtor Kirkland said, “This location of The Mill Coffee & Tea led the way for the resurgence and revitalization of the retail corridor in College View. Before it opened, there wasn’t much here. Now, we’ve got a yoga studio, a spice store, a hair salon, and a clothing store. It’s fun to see college kids relaxing around here more than in the past. Neighbors come here on Sunday mornings and then head to the College View Farmer’s Market.” Goldenrod Pastries is way more than a bakery. Led by a third-generation baker and College View resident, the business started as a blog in 2013. Dedicated to dairy-free baking and serving her community, Angela Garbaca opened the storefront in 2015. The store is often sold out. She recently published her first cookbook, and national publications, including Forbes and Food & Wine, are now familiar with her College View success story. Rachel’s Boutique sells clothing, accessories and essential Husker merchandise. HyVee Grocery at 40th Street is the closest full-service market near College View.

College View parks are roomy, updated and well-landscaped

Consistent with the family-friendly vibe of College View, it’s no surprise that both neighborhood parks are yards from residences and a short walk from nearby schools. Seven-acre Henry Park sits next to both Calvert Elementary and Calvert Recreation Center. The park welcomes after-school visitors to its playground and swing set. Neighbors can make reservations for picnic tables, shelters and tennis courts. Calvert Recreation Center offers educational, social and recreational opportunities for young and old, including instruction in tennis and pickleball, family socials, indoor walking sessions and pre- and after-school programs. With 12 acres, plenty of well-landscaped green space, and abundant mature hardwood trees, Larson Park is a welcoming place to take one’s family, friends or K9s. Visitors can run, walk or enjoy a book on a bench in the shade. The playground has swings, sand and rubber mats. Picnic tables are placed throughout the park and next to the playground, making them great spots for a meal or just water and juice boxes. Trash cans and pet waste bags are provided throughout the park, making it easy to keep Larson Park pretty.

Renovated and ready-to-tackle midcentury modern homes define College View

While most homes in College View are from the mid-20th century, buyers will find pockets of dwellings from the late 1900s and a few brand-new homes built between 2000 and 2020. Most have three to four bedrooms, small to mid-sized fenced-in yards, streets with sidewalks and mature hardwood trees. Homes on the market are limited at any given time. Only about 40 homes were sold between March 2023 and March 2024. Ready-to-renovate Colonial-influenced farmhouses from 1900 have recently sold from about $120,000 to $150,000. Turn-of-the-century cottages with four bedrooms have sold from $200,000 to $250,000, while brick ranch-style homes, depending on their age, have recently sold from about $250,000 to $325,000. Fully renovated two-story homes from the 1940s have recently sold from $350,00 to $500,000.

Union Adventist University and highly rated public schools serve local students

Union Adventist University, a private Seventh-day Adventist college in the middle of College View, is part of the world’s second-largest Christian school education system. It offers eight educational divisions including Humanities, Nursing, Science/Math, Fine Arts, and Business and Computer Science. The campus is home to the Nebraska Statewide Arboretum with over 100 species of plants. Perhaps most notably, in 2004, the university launched a first-of-its-kind International Rescue and Relief program. Students train in disaster response and emergency management and will respond across the globe to disasters. Primary school students can attend A-minus rated Lincoln Public Schools, the No. 1 best school district in Lancaster County, according to Niche. Zeman Elementary has a B-plus rating from Niche, while Pound Middle School earns an A-minus rating. Lincoln Southeast High also earns an A-minus grade from Niche and is rated the third-best public high school in the Lincoln area by Niche as well. Not only do they have high math and reading proficiency scores, but they also offer programs for gifted students and Advanced Placement classes.

College View is just nine miles from Lincoln Airport

Residents can take Uber, taxis, shuttles and limousines to and from Lincoln Airport or venues around the city. Drivers can make the trip in less than 15 minutes via Interstate 180 and Cornhusker Highway. While residents walk, bike, and use scooters to get around College View, car travel is still the most popular mode of transportation. StarTran is the city’s bus system, with 18 routes. Running on compressed natural gas, StarTran has gained attention for reducing maintenance and fuel costs for Lincoln.

Students and families alike enjoy College View Farmer’s Market every Sunday. The campus offers a variety of events, from men’s and women’s basketball to men’s soccer and women’s volleyball. The school offers on-campus volunteering opportunities with organizations including Big Sisters of America and Habitat for Humanity, to local Clinic with a Heart, which provides free healthcare to Lincolnites in need. Families with young kids can head to the nearby Urban Air Trampoline and Adventure Park or to Lincoln Children’s Museum for occasional fun or summer camp programs.
