Greater South is part of the Historic Boulevards District of Lincoln. Designated by the National Register of Historic Places in the 1980s, this large area of about 1,200 homes encompasses the west edge of Greater South and most of the Country Club neighborhood. The district's goal is to preserve historic boulevards in southeast Lincoln, including Sheridan Boulevard, as well as historic homes, businesses and gardens built from the 1880s to the 1950s.
Homes in Greater South along Sheridan Boulevard are the oldest and most historic in the neighborhood. Distinctive five-bedroom stone walkouts with Tudor-influenced features have recently sold from $400,000 to $450,000. Fully renovated three-floor farmhouses have recently sold from about $500,000 to $600,000. Cottages north of Van Dorn Street have recently sold from about $180,000 to $250,000.

Mini parks, bike trails and the nearby Country Club of Lincoln show off the landscapes
Antelope Park is a long and narrow Lincoln City Park that runs from A Street, at the Lincoln Children’s Museum, to the southern edge of Greater South at Sheridan Boulevard. Locals call the portion south of South Street Antelope Park South. The park encompasses The Rock Island Trail, a one-of-a-kind 7-mile bike path that winds from 33rd Street and High Street to Downtown Lincoln. Realtor Kirkland says, “It’s more than a great bike path – it’s a city connector. My friends, family and neighbors ride it all the time. It links one park to the next, and it links nearby neighborhoods to each other.” Firetruck Park, located at 33rd and High Street, is a mini neighborhood park with a playground, swingsets and a climbable fire truck for little kids.
The Country Club of Lincoln is one and a half miles west of Greater South. Founded in 1903, it was the first country club in the greater Lincoln area. With 65 acres and an 18-hole championship golf course, the club also offers dining options, tennis, a fitness center and an outdoor swimming pool that stays open, weather permitting, during the warm weeks after Labor Day.

Lincoln Public Schools are a big attraction for home-seekers in Greater South
According to Niche, Lincoln Public Schools is the No. 1 best school district in Lancaster County, which gives the district an A-minus. Rousseau Elementary and Irving Middle both receive an A-minus grade from Niche. Irving Middle is outside the neighborhood’s boundaries, less than 2 miles west on South 22nd Street. Lincoln Southeast High also earns an A-minus grade from Niche and is rated the third-best public high school in Lincoln by Niche. It receives high scores for its college preparatory programs, its teachers, and the diversity of the student population. It celebrated its 69th annual commencement in May 2024.

Husker football games and year-round concerts at Pinnacle Bank Arena
Greater South residents are just a 5-mile drive from almost any event they want to enjoy in the city, from classic car shows and ice skating competitions to marathons and concerts at Pinnacle Bank Arena. Multi-purpose PBA was completed in 2013 and is the home of the University of Nebraska’s men’s and women’s basketball teams. With a capacity of 15,000, PBA has recently hosted Michael Buble, Metallica, Blake Shelton and George Strait. Memorial Stadium is home to the University of Nebraska Cornhuskers and their 85,000 fans, known as The Sea of Red. Residents can take Uber, taxis and shuttles to Lincoln Airport 9 miles west. The Nebraska State Capitol is just 4 miles west and can be reached in about 10 minutes via Sheridan Boulevard or Normal Boulevard.
