If trees could talk, they’d have a lot to say in Greater South. The lengthy branches that hover over the blocks here are grizzled symbols of this Lincoln neighborhood’s well-established status. The area is packed with classic homes in a quiet setting that’s still close to restaurants, grocery stores and the massive Holmes Lake Park.

Houses come with age, but also variety
Most of the homes in Greater South were built between 1920 and 1980. Bungalows, split-levels and ranch-style houses are most common. Many have brick exteriors and sit back from the road on grassy lots that range from around one-tenth to one-fifth of an acre. “When buyers can’t decide between the historic homes of downtown or newer homes in the suburbs, I introduce them to Greater South,” says Matt Kirkland , who’s the owner of The Matt Kirkland Group and Giving Realty and has 20 years of real estate experience. “The blend of home styles here with the variety of amenities is a great fit for buyers with many boxes to check.” Houses average about 1,660 square feet and include attached garages in many cases. Most blocks have sidewalks on at least one side of the street. Properties sell for prices from the mid $100,000s to the upper $500,000s, but the neighborhood’s median sale price of roughly $260,000 is less than the median of about $300,000 seen across Lincoln. “It’s a really established area,” says Eric Lemke , who serves as the managing broker at Nest Real Estate and carries over 20 years of real estate experience. “I would say it’s a mixture of first-time home buyers — it’s just a mixture of everybody. It’s a good mixture of Lincoln.”

Students can explore engineering, robotics and construction courses
The Lincoln Public Schools district serves students in the Greater South area. The system offers flexibility, including intradistrict open enrollment and magnet school options. Greater South is zoned for schools including the highly rated Lincoln Southeast High School. Southeast High features a Skilled and Technical Sciences department with courses in engineering, architecture, construction, robotics, woodworking manufacturing, and welding and machine tool manufacturing. Area private options include Cathedral of the Risen Christ, which serves students in prekindergarten through eighth grade and has a student-to-teacher ratio of 11-to-1.

Area parks features attractions for a range of ages
Locals itching for some fresh air can make a quick stroll or bike ride over to Antelope Park South. This linear green space houses a popular playground with a signature fire truck-themed play structure. The park also provides access to the paved Rock Island Trail, which stretches almost 7 miles from Denmore Park on the south to the University of Nebraska-Lincoln City Campus on the north. “It’s more than a great bike path – it’s a city connector,” Kirkland says. “My friends, family and neighbors ride it all the time. It links one park to the next, and it links nearby neighborhoods to each other.” The 270-acre Holmes Lake Park is just about 4 miles east of Greater South and includes everything from ball fields to an 18-hole golf course to a 110-acre lake that’s open to fishing and nonmotorized boating. “People can walk around the lake,” Lemke says. “In the wintertime, there’s a big sledding hill there. … There’s just a lot of really cool stuff there.” Holmes Lake Park also hosts assorted events, including a Community Lake Day in August, which brings people together for fishing, paddling and other activities.

When you need a bite to eat not far from home, Lila Mae’s Southern Kitchen & Lounge is one of the spots at quick reach. Lila Mae’s brings southern flavor to Lincoln with Nashville hot chicken, shrimp and grits, fried okra, and more. The Eatery Restaurant is a draw for breakfast, which is available all day. Van Dorn Plaza, adjacent to The Eatery, features El Toro Mexican Restaurant, whose margaritas are popular. Downtown is a relatively quick drive away
Commuters in Greater South don’t even have to hit the highway to reach downtown Lincoln, which is about 4 miles away using roadways like Sheridan Boulevard, 27th Street and Capitol Parkway. The Bryan Medical Center West Campus is even closer, located roughly 3 miles away and home to an emergency department. Lincoln Airport is about a 9-mile trip. The StarTran bus also runs through this area.
Greater South has several bus stops for easy access to the Lincoln area.
