In addition to being zoned in a highly rated school system, houses here are surrounded by peaceful forests, creating a serene, secluded feel. And residents don’t have to sacrifice convenience with commercial hubs only a few miles away.

From mid-range colonials to New Traditional mansions
Along the wide, organic-feeling streets here, homes, mostly built between the 1950s and early 2000s, sit on ample lots with spacious, well-manicured lawns. Many houses are set back from the street, partially hidden by low rock walls and greenery. Other areas feature sidewalks dotted by colonial-style streetlights. Buyers will find low-lying ranch-style dwellings, multiple iterations of Colonial Revival designs, and contemporary Cape Cods. Part of the neighborhood includes upscale New Traditional mansions with stately details from brick or stone facades to columns and large windows. Prices range from $400,000 to more than $1.5 million. “Lincoln is a mid to high-end range, so you don’t see many first-time home buyers,” notes Pinelli, who adds that the market in this normally high-demand neighborhood is slowing down right now amid high interest rates. The average sale price here has dropped 8% over the last year. Buyers will also find manufactured homes and condos starting at around $100,000 and $225,000. Half-acre lots in the new Kendall Estates subdivision, ready for custom builds, start at $300,000.

Easy commutes to Boston and Worcester
Residential areas have minimal sidewalks here, so most walking is done within subdivisions. The wooded roads lend a peaceful rural feel, and several are bike-friendly, including Twin River Road, which connects to trails in Lincoln Woods State Park. Driving is the main way to get around, with Route 146 providing easy access to Interstate 295 for commutes to Boston, roughly 50 miles northeast, and Worcester, 35 miles northwest. Downtown Providence is an 8-mile drive. “We are right in the middle of a triangle encompassing Worcester, Boston and Providence. No matter where you are in Lincoln, you can reach the highway in 4 minutes – we're the only community with that much access,” says Carol LaMontagne, owner and principal broker of LaMontagne Real Estate. Those without a car can catch a Rhode Island Public Transit Authority bus at stops sprinkled along Route 246.
