Litchfield homes: from $100,000 to $1 million
Litchfield has both the bottom and the top of Phoenix’s housing market. Single-story manufactured homes are usually closer to Luke Air Force Base, and they range from $120,000 to $320,000. Spanish-style homes, however, make up a majority of the neighborhood. They have more room and could have one or two stories. They start at $340,000 but can reach $770,000 as square footage increases. For big villas on acre lots, prices are between $785,000 and $1.5 million. These properties are likely toward the neighborhood’s southeast side, nearer to shopping complexes on Camelback Road. Whatever their price tag, many homes have pools to counteract the city’s heat, and landscaping is minimal with palms and cacti. They all get noise from flight drills at Luke Air Force Base. The average property sells after 62 days on the market, slower than the national average of 44 days. With about 7,600 homes in the neighborhood, supply is steady.
Top marks for Litchfield Elementary School District, Millenium High
“The schools are very well sought after,” Allen says. “People buy in the area just so their kids can attend.” Students south of Camelback Road probably attend Litchfield Elementary and Western Sky Middle, graded a B-plus and A-minus by Niche respectively. Students west of Luke Air Force Base likely go to Belen Soto Elementary for kindergarten through eighth grade, and it gets a B-plus. Millennium High is often everyone’s next step, rated an A-minus by Niche. Clubs for Disney, anime and fashion are among this school’s 35 student organizations.Wigwam Golf Club and walkable parks
Attached to The Wigwam Resort on the neighborhood’s southern end, Wigwam Golf Club has 54 challenging holes. Its Gold Course has hosted USGA qualifiers and NCAA Regional Championships, and some say the final four holes of the Red Course are among the toughest in Phoenix. Attached to these courses, the country club has a fitness center, spa, tennis courts and other amenities. “The club was originally built for Goodyear executives because they were headquartered in town. Later it opened to the surrounding community,” says Shawn Krill with Best Homes Real Estate, a Realtor since 2004 and a Phoenix resident since 1984. “If you look at all the doorways by the pool, they’re designed with the tread patterns that Goodyear made at the time.” In addition to golf courses, smaller parks are often walkable from the house, as each Litchfield subdivision has several; Dreaming Summit, for instance, is on the neighborhood’s north side, and it has Bethany Park and Rose Lane Park. Wigwam Creek is just east of this area, and it has Kristi Lane Park and Juan Avenue Park. Most of these have multiuse fields or are attached to a greenway. In the northwest corner of the neighborhood, Wildlife World Zoo, Aquarium and Safari Park has 6,000 animals and offers a yearly membership. Visitors can feed the giraffes and, afterward, ride the train around the park. Arizona Motorsports Park is south of Luke Air Force Base, and its public races often feature jets flying overhead.Restaurants near The Wigwam, stores on Camelback and McDowell
The neighborhood’s most popular restaurants are near the Wigwam Golf Club and attached resort. In fact, Park Cafe is across the street. It offers breakfast and lunch all day, and its patio is dog friendly. Papa Paul’s Brick Oven Pizza & Pasta is in the same complex, and its specialty pizzas are topped with walnuts, feta and other unique flavors. More locally owned restaurants are north of the resort, centered on Camelback Road. These are mixed with fast food places and grocers such as Fry’s Marketplace and Bashas’, and some residents drive golf carts to this area. About 3 miles south of the resort, McDowell Road has Target, Ross, JCPenney and other department stores.Year-round events around The Wigwam
The Wigwam Resort hosts a lot of community get-togethers, and the city of Litchfield Park organizes about 10 signature events throughout the year. Oktoberfest, for example, brings games, music and German cuisine to the resort’s lawn. Just west on Wigwam Boulevard, Fall Festival of Arts lines the street with vendors and a beer and wine garden in November. January’s Trout Fishing Derby happens about a mile south of the resort, where anglers scour Tierra Verde Lake for the biggest fish.Access to the Northern Parkway and Interstate 10
People can walk or drive golf carts around the neighborhood, but that’s difficult with summer days above 110 degrees. Air-conditioned cars are the cooler option. The Northern Parkway runs along the neighborhood’s north side and connects to state routes 101 and 303. Interstate 10 is about 3 miles south of The Wigwam, and it goes east to downtown Phoenix. The trip takes roughly a half hour, but rush hour traffic can increase this time.
