Lithia Springs
Neighborhood in Atlanta, Georgia
Fulton County 30122, 30134, 30135
Affordable single-family builds
U.S. Highway 78 and U.S. Interstate 20 run horizontally through the neighborhood. Homes on the north side of Highway 78 feel wooded and secluded, with a train track that runs along Ben Hill Road. They’re smaller up there, but as you get further north, things start to spread out. Homes between the two roads sit closer to stores and services, but not every home in this section of Lithia Springs sits on a sprawling lot. To the south of I-20, there are homes in pocket subdivisions and properties along country roads with large lawns. Residential roads sometimes don’t have sidewalks or markings, and there are above-ground powerlines. Most homes were built in 1989, but there is new construction available. You can find a single-family home in the mid $300,000 to upper $400,000 range, which is a lower cost compared to other areas surrounding Atlanta. $350,000 will get you a four-bedroom ranch-style home on about half an acre. In the upper $400,000 range, you can find a home with four or five bedrooms and modern updates.Plentiful local shopping options paired with everyday dining
Every Saturday and Sunday, Bill’s Flea Market offers more than 400 booths for locals to peruse. On Veterans Memorial Highway, vendors sell everything from electronics and music to furniture and fresh produce. You can also find a wide selection of locally crafted jewelry, clothing, household items and more. Lithia Springs Library on Turner Drive is one of three library branches in Douglas County and hosts an onslaught of events for youth and older adults throughout the year. Tiffany's Kitchen, a local favorite, is a modest building on Lee Road that you might miss just driving by, but residents come from all over for this southern comfort food. To get groceries, head to Publix at Paradise Crossing on Fairburn Road. Nearby, there are a few gas stations, McDonald’s, Dollar Tree and Family Dollar. There’s a different set of big-box stores on Thorton Road. Here, you can find The Home Depot, Waffle House, Bojangles and more.
Sprawling natural wilderness at Sweetwater Creek State Park
Sweetwater Creek State Park, located in the center of the neighborhood, spans 2,549 acres, and includes the George Sparks Reservoir, which is 215 acres. While there’s no beach or swimming allowed in the reservoir, you can buy fishing supplies at an adjacent bait shop and cast your line into the water. When it’s warm, rent a boat, canoe, kayak or paddleboard or wander wooded trails past the stone ruins of the New Manchester Manufacturing Company, a textile mill that burned down during the Civil War. From there, continue and climb the rocky bluffs that overlook the rapids below. Coleman says, “It’s only 25 minutes from downtown Atlanta and offers an amazing oasis outside the city.” Also in the neighborhood is Woodrow Wilson Park on Mount Vernon Road, a smaller park with two pavilions, a dog park, and playgrounds.Douglas County School District
Students are zoned for the Douglas County School District and can attend Sweetwater Elementary School, which Niche gives an A-minus, before moving to Turner Middle School, a C-plus-rated school from Niche. Then, they can finish their studies at Lithia Springs High School, a C-plus-rated school. The high school is home to Douglas County’s STEM magnet program that uses Project Lead the Way’s specialized curriculum in biomedical science, computer science and engineering.
