Lithia Springs was built on a story, and after many plot twists and turns, the narrative has changed. However, one theme remains the same: this city is a place where residents find value. “Back in the early 1900s, people would flock there for the healing property of the mineral water that was said to be there,” says Alyssa Garrett, an Associate Broker at Engel & Volkers, who holds more than 10 years of experience selling homes across the metro Atlanta area. Flashing forward to today, she explains that the city is becoming a hub for the film industry. “Just up the street in Douglasville – all of this is considered Douglas County – they shot The Walking Dead and all of those major shows that individuals would be familiar with.” Lionsgate Movie Studio is set to bring more filming to the area and employment opportunities in early 2024, becoming the latest tenant on a stretch of land along Fairburn Road. “You’ve got individuals that work for Delta, some that work for the Atlanta Hawks, you get a mix of everything there,” Garrett says. “There’s a perfect balance of a serene living environment and proximity to Atlanta's thriving business and social scene, lots of outdoor activities and an affordable housing market.”

Atlanta subdivisions at a bargain

Lithia Springs offers residents a suburban lifestyle at bargain rates in what Garrett describes as a thriving Atlanta market. “I know a lot of people have been complaining on the new construction side that, ‘Oh, for the price, they’re too small for the lots and yards,’ but going a little further out, you can get a little bit more bang for that buck,” Garrett says. “Compared to South Fulton, Lithia Springs is a more affordable option with new construction home options starting under $400,000.” While both areas benefit from a 20-mile commute into downtown Atlanta with similar ranch-style and contemporary Craftsman builds, Lithia Springs’s median selling price for a single-family home was around $293,000 in February 2024, Garrett explains, while South Fulton’s was around $315,000. “My target client is the young professional group, so it wouldn’t necessarily be their first choice, but when we start talking about price point appreciation, it is a great choice because, again, the values still haven’t reached the peak, so you can get in there and see some great appreciation on property values,” Garrett says. Lithia Springs's crime scores are aligned or lower than national scores, indicating lower crime incidents than typical within the United States.

Earning diplomas in Douglas County

Douglas County School District – which earns a Grade B overall from Niche – serves Lithia Springs students. This public school district educates approximately 26,000 students across its 20 elementary, eight middle, and five high schools. Students may also attend Cumberland Christian Academy or Harvester Christian Academy, two private school options within 10 miles of Lithia Springs that both earn a grade of A-minus from Niche. The Census Bureau reports that 28.3% of the population 25 years old and older between 2018 and 2022 obtained a Bachelor’s degree or higher, while nationally, 34.3% of that population obtained a Bachelor's degree or higher.

Drives around Douglas and Delta takeoffs

While a westward drive along Veterans Memorial Highway connects residents to Douglasville, Interstate 20 reaches east toward Atlanta. Thornton Road runs diagonally through the city’s center, intersecting with Veterans Memorial Highway to the north and I-20 to the south. Within 20 miles of home, residents arrive at downtown Atlanta’s nightlife and Douglasville’s Main Street lineup of small businesses. Residents appreciate that in under 25 miles, they can arrive at Hartsfield-Jackson International Airport, a domestic and international airline provider, and a Delta Airlines hub.

While this city may be hundreds of miles from Hollywood, residents can step into scenes from major films by going to the local diner up the street, such as Tiffany’s Kitchen, recognized for the booths at Benny’s Burgers in Stranger Things. Though not nationally recognized, The Olive Tree Restaurant is locally famous for its Greek and Italian cuisine, which has plated and served food to patrons at white tablecloth tables for 30 years. This restaurant is joined by fast food chains and grocers along Thorton Road for commuters’ shopping and dining convenience. Shoppers may have to wait for the weekend to explore the 400 booths at Bill’s Flea Market, but for some customers, it is worth the wait since they can purchase everything from fresh produce to furniture along these aisles.

Sweetwater Creek, hiking steps and softball fields

Sweetwater Creek State Park provides scenic wooded surroundings and natural sounds, from the geese gliding alongside kayakers on George Sparks Reservoir to the water cascading over the rocks at Sweetwater Creek. After restocking their tackle boxes at the bait shop, fishermen cast lines along the lake’s edge and reel in largemouth bass, catfish and bluegill. Hikers explore three trails that, when combined, total 15 miles. They take stairs and stop at observation decks to view water features and landmarks such as the mill ruins located within the park. On the other side of Interstate 20, Lithia Springs Park provides a mulch-covered playground across the parking lot from baseball and softball diamonds used by local youth teams.

Six Flags and West Pines greens

In under eight miles, locals expand their entertainment options to include thrill rides and golf courses. Driving east, families arrive at Six Flags Over Georgia, where colorful coasters tower over them, and a chorus of delighted screams echo overhead. Meanwhile, to the west in Douglasville, the only sound to be heard are golf balls clinking off clubs or hitting the trees in the wooded areas that line the rolling greens along the West Pines Golf Course.

Lithia Springs's crime scores are aligned or lower than national scores, indicating lower crime incidents than typical within the United States. Crime Grade gives the city a Grade C for overall crime, Grade B for violent crime rates and Grade C-plus for property crime rates. Per 1,000 residents, the website says that violent crime occurs at a rate of 2.46 while property crime occurs at a rate of 23.41.
