Homes listing between $100,000 and $200,000 come in similar architectural styles but have renovated interiors, updated exteriors and features like covered porches and carports. While farther away from The University of Arkansas Little Rock than other neighborhoods, Wood says many students live alongside longtime homeowners. “More nursing and medical students live here, while Oak Forest is where the undergraduates live.”

Public school students attend Stephens Elementary School in the heart of the neighborhood. The school has a C-minus on Niche and a partnership with First Security Bank; inside the school is a fully operational bank where third- through fifth-grade students serve as bank tellers. Stephens feeds into Dunbar Magnet Middle School, which has a C on Niche, and Central High School, which earns an A. The neighborhood’s only park awaits in the northeastern corner; Fletcher Park only spans 1 1/2 acres but uses just about every square inch to offer a playset, a concrete basketball court, a picnic pavilion and barbecue grills.
