Comparable homes for half the price
According to Amber Wood, Realtor at Mid South Realty and area expert, “Capitol View has comparable style properties as some of the more expensive neighborhoods but at less expensive price points.” Investment properties usually include small bungalows, Craftsman-style homes, and Minimal Traditional-style homes from the 1930s. Buyers can snag these houses for under $100,000. Homes listing between $100,000 and $200,000 come in similar architectural styles but have renovated interiors, updated exteriors and features like covered porches and carports. Newer construction can cost up to $375,000. While farther away from The University of Arkansas Little Rock than other neighborhoods, Wood says many students live alongside longtime homeowners. “More nursing and medical students live here, while Oak Forest is where the undergraduates live.”

Best catfish steak sandwich in the city
While more residential than commercial, Wood says, “A lot of the restaurants nearby have been renovated, and foot traffic is increasing.” Capitol View has a few mainstays that keep locals’ bellies full. A favorite among vegans and non-vegans alike, MeMe’s Twisted Potato serves comfort food with a twist, like cauliflower wings and fried green tomato sandwiches. Against the fast-food mentality, each order is lovingly handcrafted by Chef MeMe, meaning longer wait times but higher-quality cooking. The restaurant also sells meal prep platters, ranging from vegan sausage lentil soup to mushroom penne bake. For a heartier dinner, diners stop by Peter’s Fish Market for what’s widely known as the best catfish steak sandwich in the city. Not just specializing in seafood, the establishment offers everything from frog legs to ribs and cheeseburgers with okra, catering to various appetites. A Dollar General sits just a couple blocks from MeMe’s for snack runs, but full-on grocery trips can be fulfilled at K Hall & Sons Produce or Kroger 1 mile away.

Attending the country's most beautiful school
Public school students attend Stephens Elementary School in the heart of the neighborhood. The school has a C-minus on Niche and a partnership with First Security Bank; inside the school is a fully operational bank where third- through fifth-grade students serve as bank tellers. Students can perform basic monetary transactions and deposit real money into savings accounts to help teach financial management and literacy. Stephens feeds into Dunbar Magnet Middle School, which has a C on Niche, and Central High School, which earns an A. The school is considered the No. 1 public high school in Pulaski County and was dubbed the country’s “Most Beautiful School” by the American Institute of Architects.

Stretching the legs at Fletcher Park
The neighborhood’s only park awaits in the northeastern corner; Fletcher Park only spans 1 1/2 acres but uses just about every square inch to offer a playset, a concrete basketball court, a picnic pavilion and barbecue grills. There’s also plenty of space to run around the park’s open field on a sunny day. The weather doesn’t have to be pleasant for playtime, though. Stephens Community Center is also in the area and offers a full gymnasium, game room and two multipurpose rooms, which are used for everything from school projects to meetings. The center’s summer programming and sports leagues are wildly popular, too. Just steps north of the neighborhood, residents can visit the Little Rock Zoo, which features an antique carousel, train rides and more than 700 animals.
